PROPOSED FINDINGS OF FACT <br /> CONDITIONAL USE PERMIT <br />CROSS OF HOPE LPi~u~RAN <br /> <br />That Cross of Hope Lutheran Church, hereinafter referred to as <br />"Applicant", has properly applied for a conditional use permit to <br />expand the existing church facility at 5730 179th Avenue N.W. <br /> <br />That the Applicant appeared before the Ramsey Planning and Zoning <br />Commission for a public hearing pursuant to Section 170.013D of the <br />Ramsey City Code on May 3, 1988 and that said public hearing was <br />properly advertised and that the minutes of said public hearing are <br />hereby incorporatedby reference. <br /> <br />3. That the subject property is generally known as 5730 179th Lane N.W. <br /> and is legally described as follows: <br /> <br />TheW est 10 acres of the East 20 acres of Lot 1, Auditor's Subdivision <br />No. 27 in Section 2, Anoka County, Minnesota; subject to the rights of <br />public in and to County State Aid Highway #7; subject to easement to <br />Anoka Electric Cooperative Association as recorded in Book 174, page <br />261 as Document No. 99354. <br /> <br />That the subject property is located in the R-iR Rural Residential <br />District and is approximately 10 acres in size. <br /> <br />That the Applicant is proposing to construct a 4,000 square foot <br />addition to the existing church facility on the subject property. <br /> <br />That Section 170.016A of the Ramsey City Code does not permit church <br />facilities in the R-1R Rursl Residential District. <br /> <br />7. That the adjacent properties are zoned for Rural Residential <br /> develol~nent. <br /> <br />8. That there are other similar permitted conditional uses, churches, <br /> in the R-1R Residential District in the City. <br /> <br />9. That the Applicant currently has a conditional use permit for the <br /> existing church facility on the subject property. <br /> <br />t0. That the City has received no complaints regarding the existing church <br /> facility on the subject property. <br /> <br />11. That the proposed addition will increase traffic to and from the <br /> subject property. <br /> <br />12. That the proposed church expansion will not be unduly dangerous to <br /> persons living in the vicinity of the church. <br /> <br />13. That the proposed church expansion will not adversely impair the use or <br /> enjoyment of surrounding properties. <br /> <br />14. That the proposed church expansion will be harmonious with specific <br /> objectives of this comprehensive plan. <br /> <br /> <br />
