PROPOSED FINDINGS OF PACT <br />UNITED POWER ASSOCIATION <br /> <br />I. That United Power Association, hereinafter referred to as "Applicant", <br /> has properly applied for a conditional use permit to locate an <br /> electrical substation in the B-1 Business District. <br /> <br />2. That the Applicant appeared before the Ramsey Planning and Zoning <br /> Commission for a public hearing pursuant to Section l?0.013D of the <br /> Ramsey City Code on August 2, 1988 and that said public hearing was <br /> properly advertised and that the minutes of said public hearing are <br /> hereby incorporated by reference. <br /> <br />3. That the subject property is legally described as follows: <br /> <br />8. <br /> <br />9. <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br /> The northwest 1.6 acres of PIN: 23-32-25-41-0005, Anoka <br /> County, Minnesota. <br /> <br />That the subject property is located in the B-1 Business District and <br />is approximately 1.6 acres in size. <br /> <br />That the Applicant is proposing to construct an electrical substation <br />on the subject property. ~ <br /> <br />That electrical substations are not permitted uses in the B-1 Business <br />District. <br /> <br />That the properties to the east and west of the subject property are <br />zoned B-1 Business. <br /> <br />That the properties across 153rd Avenue to the north are zoned for <br />residential use. <br /> <br />That there are no other similar conditional uses in the City. <br /> <br />That the proposed electrical substation will not signficantly increase <br />the traffic to or from the subject property. <br /> <br />That the proposed substation will not be unduly dangerous to the public <br />welfare. <br /> <br />That the proposed electrical substation will be harmonious with the <br />objectives of the City's Comprehensive Plan. <br /> <br />That the proposed electrical substation will be maintained so as to be <br />harmonious and appropriate in appearance with the intended character of <br />the B-1 Business District. <br /> <br />That the proposed electrical substation will not be disturbing to <br />neighboring uses. <br /> <br />That the proposed electrical substation will be adequately served by <br />essential public facilities and services. <br /> <br /> <br />
