The parcel fronts on 153rd Avenue N.W. The subject property is <br />located in the B-1 Business District. Permitted uses in this district do <br />not include electrical substations. The property across from the <br />Applicant's property is zoned R-iR Rural Residential. <br /> <br />For your information, the following items are enclosed: <br /> <br />a) Application <br />b) Site location map <br />c) Public hearing notice <br />d) Properties notified <br />e) Proposed site plan ~ <br />f) Proposed findings of fact <br />g) Proposed conditional use permit <br /> <br />Observations: <br /> <br />As the proposed substation is located across the street from existing <br />residential uses, the Commission may to consider requiring some buffering <br />on the north side of the applicant's property.
