A permit shall terminate upon the occurrence of any of the following events, 4 whichever occurs first: 5 (1) The expiration date stated in the permit, if any 6 {-2) A-v-i-olation of conditions and subssee- -cnt revocation of permit in accordance with procedures 7 provided for in section 117 51 for revocation of conditional use -permits; e- 8 (3) Unless otherwise specified by the city council at the time it is authorized, a permit shall expire 9 without further notice to the permittee if: 10 a. The use is not initiated within 12 months of the date of city council approval; or 11 b. The city council finds it is in the best interest of the city to protect, preserve, and enhance 21 the natural environment by encouraging a resourceful and prudent approach to development and 22 alteration of wooded areas. The city council also recognizes that some amount of tree loss is an 23 inevitable consequence of the development process. The tree preservation regulations herein 24 attempt to maintain a balance between one's rights to develop property with the needs and desires 25 of the community to protect the natural environment.
