Dwelling units are allowed as an accessory use in conjunction with the following <br />7 uses in the applicable manner: <br />8 (1) Religious institution — As a residence for clergy. <br />9 (2) Post -Secondary Schools, Trade Schools, Colleges, and Universities — As residence halls for <br />10 students and staff. <br />11 (3) Public and Private Recreation Facilities — As a residence for on -site staff. <br />12 <br />13 830 Bulk Standards <br />14 uue to the specialized nature of each of the uses and buildings, no bulk standards shall exist. All proposed <br />15 sites and structures shall consider surrounding property uses in a respectful and intentional manner. <br />16 <br />17 860 Public/Institutional Parking Standards <br />18 A parking justification report snail be submitted to the zoning administrator explaining the anticipated <br />19 parking needs of the use based on the number of employees, customers, and visitors. Design standards <br />20 must follow the business district standards set forth in Section 560. <br />21 <br />22 880 Architectural Standards <br />23 Due to the specialized nature of each of the uses and buildings, no architectural standards shall exist. All <br />24 proposed structures shall consider surrounding property uses in a respectful and intentional manner. <br />25 Building design shall not be of lesser quality of design as set forth in other sections of this chapter and <br />26 surrounding properties. <br />27 <br />28 <br />29 900 Overlay Districts <br />30 in addition to the various zoning districts described in this chapter, an overlay zoning district may be <br />31 applied based on the unique characteristics of an area or as required by state- and federally -designated <br />32 areas. The underlying zoning district may have further regulations based on the overlay district and the <br />33 more restrictive regulation prevails. The following overlay districts (MRCCA, GF, FW, FF, SMO, SRP, TO, <br />34 H10S, and WPO) are hereby established according their purpose and the intent of the Comprehensive <br />35 Plan.
