5. 2. <br />Regular Planning Commission <br />Meeting Date: 07/27/2023 <br />Primary Strategic Plan Initiative: Promote economic growth and development. <br />Information <br />Title: <br />Harmony Farms Sketch Plan (Project No. 23-111); Case of Lennar <br />Purpose/Background: <br />The City received an application from U.S. Home, LLC dba Lennar (the "Applicant") for Sketch Plan review of a <br />proposed single family residential development on Outlots B & C, Harmony Farms, located north of 167th <br />Avenue and east of Nowthen Boulevard (the "Subject Property"). Staff met with the Applicant on July 18, 2023, <br />to review Staffs review comments. The Applicant contacted Staff on July 20, 2023 to state that they want to <br />forego the July Planning Commission meeting to give them more time to incorporate and address review <br />comments into their Sketch Plan and to hear the discussion on the Zoning Code update, which could have an <br />impact on development of the Subject Property. <br />Notification: <br />Staff attempted to notify property owners within 700 feet of the Subject Property, as reflected in the Anoka County Property <br />Records, of the request for Sketch Plan review. Additionally, a Land Use Application sign was also placed on the Subject <br />Property.
