Ford Brook Sections 1 and 2 T32N, R-25W <br />4 <br />5 (3) The shorelands of the city in subsection (a)(2) of this section are designated as a Shoreland <br />6 Overlay District. The purpose of the Shoreland Overlay District is to provide for the wise <br />7 utilization of shoreland areas in order to preserve the quality and natural character of these <br />8 public waters of the city. Boundaries of the Shoreland Overlay District shall be as defined by <br />9 shoreland in section 117-1. <br />10 (B) Land use district descriptions. Within the shoreland area, land use descriptions and allowable uses <br />11 therein shall be identified in the respective zoning districts established in this chapter. <br />12 <br />13 943 Shoreland Overlay District Development Standards <br />14 +A) Permitted uses. All permitted uses allowed and regulated by the applicable zoning -district underlying <br />15 this Shorcland-Overlay District as indicated on the official environmental everlay map of the city. <br />16 (B) Conditional uses. <br />17 {1) All conditional uses and applicable attached conditions allewed and-fegulatcd by the applicable <br />18 mining district underlying this shoreland Overlay District as defined by shorcland in section 117 <br />19 <br />20 {-2) Boathouses. <br />21 (A) Substandard uses. Any uses of shorelands in existence prior to the date of enactment of this Code <br />22 which are permitted within the applicable zoning district, but do not meet the minimum lot area, <br />23 setbacks or other dimensional requirements of this Code are substandard uses. Substandard uses, <br />24 including substandard sanitary facilities, shall be allowed to continue. However, any structural <br />25 alteration or addition to a substandard use that will increase the substandard dimensions shall not <br />26 be allowed. <br />27 D) Prohibited uses. Any uscs which arc not permitted or conditional uses as regulated by the applicable <br />28 z-oning-district underlying this Shereland Overlay District, as defined by shorcland in section 117 1. <br />29 (B) Zoning provisions; lot area and width standards. The following standards shall apply to all <br />30 shorelands of the public waters listed in section 117-224 within the city.
