This payment shall be made to the City prior to the release of the Final Plat lbr recording. SECTION V TILa, NSPORTATION AND LANDSCAPING 17. Trail Development and Fees. The City Council has enacted a trail development fee in thc amount of Five Hundred Eighty Dollars and no cents ($580.00) per unit. Therefore, a payment in the amouut of.Twelve Thousand Six Hundred Fifty Dollars and no cents ($12,650.00) (23 lots x $580.00/lo0 shall be paid to the C~TY prior to releasing the Plat ~br recording. 18. Sidewalk Construction. The DEVELOPER shall construct and pave, in accordance with CITY standards, a five (5) foot wide concrete sidewalk with pedestrian romps in locations prescribed by the CITY, not to exceed 5%. Sidewalk construction will occur along the north side oft 57t~' Ave. The costs associated xvitt~ sidewalk construction are not eligible as a credit towards the Trail Development Fees and/or Park Dedication requirements due on the Plat. Tree, Shrub and Sod Pl:mting Plan. The addition o£trees, shrubs and sod to the Plat shall be in accordance with the approved Landscape Plan and Tree Inventory dated March 17, 2005. The trees to be protected during constrt~ction must be identified on the grading plan, and the plan must require the installation of 'tree save fences' prior to land clearing or grading.
