CASE # REQUEST TO P~EZONE PROPERTY FROM R-1 SINGLE FAMILY tLESIDENTIAL TO PLANNED UNIT DEVELOPMENT; CASE OF NATION~4&, GROWTH By: Patrick Trudgeon, ½A[CP, Community Development Direceor Backgrmmd: National Growth LLC bas applied for a rezoning to Planned Unit Development (PUD) for Rum River Meadows subdivision located north of Potassium Street and sonth of 157th Lane. The following items are enclosed for your information: a) Site Location ~ap b) City Council meeting minutes dated July 26, 2005 c) P, esolution #05-07-228 adopting Findings of Fact to approve the rezoning request d) Proposed Ordinance Notification: Property owacrs located within 700 feet were notified of the proposed rezoning in 2005. Observations: On July 26, 2005, thc Ramsay City Council adopted findings of fact suppoming tt~e reznning of the pruperty proposed to be developed as Rum River Meadows from g-1 -l/_esidential to Planned Unit Development (PUD). The PUD will allow for a detached townhonse subdivision to be developed on the Applicaut's property. The PUD will allow for a net density of 3.3 units per acre, smaller setbacks between buildings than required by code, the use of detached townhomes, and a longer cul-de-sac than allowed under City Code. The ordinauce to rezone the property to PUD was introduced on July 26, 2005. The final plat of Rum River Meadows will be considered by the City Council on May 23, 2005. If the final plat of Rum River Meadows is approved, the attached ordinance should be adopted. 1~ ecom mendution: Staff recommends approval of the ordinance once the final plat o~' Rum P~iver Meadows is approved.
