CASE # <br /> <br /> REQUEST TO P~EZONE PROPERTY FROM R-1 SINGLE FAMILY tLESIDENTIAL <br /> TO PLANNED UNIT DEVELOPMENT; <br /> CASE OF NATION~4&, GROWTH <br /> By: Patrick Trudgeon, ½A[CP, Community Development Direceor <br /> <br />Backgrmmd: <br /> <br />National Growth LLC bas applied for a rezoning to Planned Unit Development (PUD) for Rum River <br />Meadows subdivision located north of Potassium Street and sonth of 157th Lane. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site Location ~ap <br /> b) City Council meeting minutes dated July 26, 2005 <br /> c) P, esolution #05-07-228 adopting Findings of Fact to approve the rezoning request <br /> d) Proposed Ordinance <br /> <br />Notification: <br /> <br />Property owacrs located within 700 feet were notified of the proposed rezoning in 2005. <br /> <br />Observations: <br /> <br />On July 26, 2005, thc Ramsay City Council adopted findings of fact suppoming tt~e reznning of the <br />pruperty proposed to be developed as Rum River Meadows from g-1 -l/_esidential to Planned Unit <br />Development (PUD). The PUD will allow for a detached townhonse subdivision to be developed on the <br />Applicaut's property. The PUD will allow for a net density of 3.3 units per acre, smaller setbacks <br />between buildings than required by code, the use of detached townhomes, and a longer cul-de-sac than <br />allowed under City Code. <br /> <br />The ordinauce to rezone the property to PUD was introduced on July 26, 2005. The final plat of Rum <br />River Meadows will be considered by the City Council on May 23, 2005.
