Chairperson Nixt inqnired about the typical inventm7 peak period for RV World.

Mr. Maden replied typicatly tlte inventory will peak January tln'ough the lb'st part of August.

Chairpersoo Nixt asked if it is anticipated that the product will be able to be stored on the
existing licensed facility at any time in the next six months, and if' so xvben.

Mr. Maden replied this would be anticipated at thc end of Au~ust.

Commissioner Brauer inquired about RV World's reaction~l:O' thh possfbility of the interim permit
being granted until the end of the season.

Mr. Maden replied RV World will have to cross thtif brid~,~when tt2ek· coine to it;or be before
thc Commission next year. '

Chai~gerson Nixt explained mterirn use permits and :onditional use permits run with the land.
Itc does not think a resideutial district is appropriat¢~or this type of storage. He recognizes RV
World is a business in the City. and an eight mmrth permit would get'them tbrouglr the season.
They will have eight months to solve a problem. 'It is not a question of U'they find a property; it
is a matter of ar what prtce and where, which is a problem ~\, Wm'ld needs to address.

Commissioner Levine stated he is in agreement; however, l~e is not sure about the timetable of
ODe season. ' --

Commissioner Cleveland asked many. RV's have been located on the storage lot, and how iong
they have been there. '

kit'. Maden replied RV World started using the stte to,yard the end of January, and there are
currently 16 units ou the stte. '

Conrmissmner Hufit'indicated he was at thins pt:operty and there is not likely a better place nearby
to hide the trailers. They are nor.very visible,'~,,ith a nice row of trees and a greenhouse, and with
nothhlg to the east and the sputh; however, he understauds the zoning situation. He would be in
.agreement with something tempc~rm'y in trying to help the applicant for a period of time; but he
\vould lean toward a little mm'e-than one year.

Assistant Commnnity Development Director Frolik noted the site plan shows storage of'up to 60
RVs.

Chairperson Nixt noted the findings state that the site is a 40 acre parcel; however, the applicant
had referred to the parcel being 160 acres.

Dave Nathe stated he is Joe Nathe's brother and owns a portion of this property. The parcel is
174 acres under Green Am'es. The most trailers that can be located on the site are 25; there is not
enough rooln for more, and they would trot allow more thau that.

Planning Comrfi~ssion/May 4, 2006
-170- ]?age 10 ell5
