Back..,iroun d: <br /> <br /> CASE # <br /> <br />REQUEST FOR PRELIMIMARY PLAT OF EBONY ADDITION: <br />CASE OF CITY OF RAMSEY <br /> By: Breannc Dairies, Associate Planner <br /> <br />The City of Ramsey is seeking to reptat the land generally located on the southwest corner of <br />Ebony Street and 141st Avenue. The pm'pose of this subdivision is to assemble two lots to create <br />one buildable lot. As part of the subdivision, the City will plat the southern extent of Ebony <br />Street and the portion or'McKinley Street that lies on the subject property. This !~*nd will be sold <br />and, with TIF assistance, will be developed in the future. <br /> <br />Thc l'ofIowing items are enclosed for your information: <br /> <br />a) <br />b) <br />e) <br /> <br />Site location map <br />Preliminary Plat dated March 30, 2006 <br />City Staff review letter dated Janua y 27, 2006, revised Aivri128, 2006 <br /> <br />Notification: <br /> <br />According to C2y Code, property owners within 700 feet were notified of the public hearing. <br /> <br />Obs crva/,lo ns: <br /> <br />The subject propmty is zoned E-2 Employment. The newly created lot conforms to the minimum <br />lot size of oue acre and minhnum lot width of 200 feet. The permitted uses within this district <br />include manufacturing, office buildings, and warehousing facilities. <br /> <br />The site will receive access from Ebouy Street. The construction of Ebony Street and McKinley <br />Street will coiucide with the platting of Ebony Addition. The purpose of constructing the streets <br />at this time is to initiate the eventual completion of McKinley Street from Jasper Street to <br />Sunfish Lake Boulevard and provide access to the site. <br /> <br />There is an existing 40 foot utility easement along the east side of the proposed lot. Also, a gas <br />pipe lies underground on the northeast corner of the site, and is being removed prior to sale of the <br />property. Standard drainage and utility easements will be taken around the perimeter of the <br />property. <br /> <br />185- <br /> <br /> <br />
