TO:

FROM:

RE:

DATE:

City Administrator/Clerk

Building Official

Prestressed Concrete Permit Request

May 24, 1983

I have reviewed the proposed site plan and building plans for the above
referenced permit request. The proposal is for the construction of a
completely separate new facility which will be utilized for pipe con-
struction. The structure has a total area of 10,920 square feet and
will be constructed primarily of precast concrete panels. The site
plan, as submitted, shows no site improvements other than the structure.
The applicant has requested that the requirement for such items as hard
surfaced parking areas, plantings, etc. be waived in view of the type
of industry proposed and the location. We would concur with the appli-
cants request and recommend that those requirements be waived for the
reasons stated. They have also requested a variance for the require-
ment of a sprinkler system. In view of past Council actions, this
would be appropriate, keeping in mind this is not a staff recommendation.

In view of the above, it would be appropriate to enter into a development
contract with Prestressed Concrete requiring the installation of a sprinkler
system at such time as City water becomes available and waiving the require-
ments for site improvements as defined in the City ordinance.

I will be available at the meeting to answer any further questions you may
have relative to this proposal.
