WHEREAS, the City Code Article 170.038C. 1 requires that <br />the right-of-way for mir,or streets be 66 feet and radii for cul- <br />de-sacs be 65 feet; and <br /> <br /> WHEREAS, the City Code Article 170.038C.? restricts the <br />length of a cul-de-sac to six hundred (600) feet; and <br /> <br /> WHEREA, the City Code Article 170.015I(1> requires lot <br />depths in the UR District to be 135 feet; and <br /> <br /> WHEREAS, the developers of the River's Bend plat are <br />proposing street right-of-way widths to be 60 feet, cul-de-sac <br />radii to be 60 feet, the length of 142r, d Lane Northwest cul-de- <br />sac to be in excess of 1,300 feet and lot depths on Lot 5, Block <br />1, Lots 8 & 9, Block 2, Lots 2, 3, 16-19, Block 3, Lot 8, Block <br />4, Lots 2-4, 6,8, 9, 15-17, Block 5, Lot 2, Block ? and Lot 5, <br />Block 8 to be less than 135 feet. <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, AN[]KA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br /> 1) Final plat approval is hereby granted for River's <br />Bend plat providing the following is accomplished as required by <br />City Code: <br /> <br />a) All deficiencies that are stated in City <br />Engineer's letter dated August 10, 1984 are <br />corrected and comply with the City Code except <br />those items as listed below shall be granted <br />variances: <br /> <br />1) Article 170.038C. 1 to allow for street <br />right-of-way widths less than 65 feet and cul- <br />de-sac radii less than 65 feet. <br /> <br />2) Article 170.038C. 7 to allow for the length <br />of the 142nd Lane Northwest cul-de-sac to <br />exceed 600 feet. <br /> <br />3) Article 170.0151(1) to allow the depth of <br />the above described lots to be less than 135 <br />feet which wil make said lots in conformance <br />with Ordinance #81-4 Scenic River Ordinanoe <br />ar,d DNR regulations. <br /> <br />b) Receipt of statement from City Attorney making <br />determination of marketable land. <br /> <br />c) Entering into a development agreement with the <br />City of Ramsey for Stage I and Stage II develop- <br />merit improvements. <br /> <br />d) Providing the City of Ramsey with a Irrevoc- <br /> <br />Page 2 of 3 <br />Resolution #84-141 <br /> <br /> <br />
