In addition to the Letter of Credit, the Developer shall post a <br />maintem~r~¢:e guarantee at the time of the completion of the improvements in the amount <br />of 'lira thousand dollars ($10,000.00). The Developer shall comply with grading and drainage <br />plar, s subinitted to and approved by the City Engineer. <br /> <br />Tj~[i_BL~i~)__V_A,t./DISEASED TREE CONTROL. The Developer shall prevent the introduction <br />aud spre¢~d of tree disease into the residue tree populations of the subdivision and <br />adjohdrL~] properties and to reduce the impacts of construction on the residual property <br />of thu, :-mbdivision and adjoining properties. The Developer shall: <br /> <br />Install physical barriers such as snow fence around trees that are to remain (the <br />f,.'~.ncing will be at least ten feet (10') from the remaining trees; <br /> <br />Ail equipment operators will carry a can of tree wound dressing and will apply <br />immediately to damaged trees if wounding occurs; <br /> <br />'~ re-es will only be skidded against other trees that are to be removed. Trees in <br />tho middle twenty feet (20') of road easement will be removed first, with <br />rr;maining trees to be removed to be skidded toward the middle of the road <br />ea.~ernent. <br /> <br />¢J)_~__r~U.C_Z. LON SITE DEBRIS. The Developer shall adhere to Ordinance No. 89-11' An <br />Ordinance Regulating the Dumping of Garbage, Refuse, Site Development and <br />Con~;~uction Debris. <br /> <br />S~_G[;._II~Ii'~P_.R_..OVEMENTS. The Developer shall be required to complete Stage II <br />Improvemc. nts (e.g., sealcoating and street/traffic signs) as provided in Section 170.03 <br />of the City Code. In addition, the Developer shall make advance payment to the City for <br />these ir..qprovements. This advance payment shall be in the form of a cash deposit in the <br />amount of Three Thousand Three Hundred Dollars ($3,300,00) which is 100% of the <br />City En,~inoer's estimate. The City shall retain the interest. The advance payment shall <br />be 13r('~vidod to the City at the time prior to the recording of the plat. <br /> <br />.I~j.~E~tEJ._(& !_~.E_R_MITS, The Developer agrees that in compliance with the City Code, no <br />buildin.q permits for any lot in the plat shall be issued until the financial guarantees as <br />de:;cribed ~,bove have been provided and that all grading and class five gravel has been <br />pl~cc-ci c,n the roads. <br /> <br />D_~._V_~.Lr.~)Ei'¢.E_~.T_A(~REE_~ The Developer agrees to enter into a Development <br />Agreemont with the City of Ramsey. <br /> <br /> <br />
