SPACE ABOVE FOR RECORDER'S USE ONLY SECOND AMENDMENT TO DECLARATION OF EASEMENTS, COVENANTS AND RESTRICTIONS FOR COR TWO THIS SECOND AMENDMENT TO DECLARATION OF EASEMENTS, COVENANTS AND RESTRICTIONS FOR COR TWO (this "Amendment") is entered into and made effective as of , 2023 (the "Effective Date"), by City of Ramsey, a Minnesota municipal corporation ("City"). BACKGROUND INFORMATION A. The City is the fee simple owner of three parcels of real property located southwest corner of Armstrong Blvd. SW and 1471h Ave. N, Ramsey, Minnesota, which is defined in the Declaration (as defined below) as "Parcel 1 ", "Parcel 2", and "Parcel 3" (Parcel 1, Parcel 2, and Parcel 3 are sometimes collectively referred to herein as the "Properties" and individually as a "Property"). B. The Properties are subject to that certain Declaration of Easement, Covenants and Restrictions for COR TWO dated December 20, 2013 and recorded as Document No. 521084.003 in the Recorder and Registrar of Titles Office of Ramsey County, MN, as amended by that First Amendment to Declaration of Easements, Covenants, and Restrictions for COR TWO dated December 18, 2013 and recorded as Document No. 521084.013 (collectively, as amended, the "Declaration"). C. The City desires to amend the Declaration, as more particularly set forth below. D. Capitalized terms used herein and not herein defined shall have the respective meanings ascribed to them in the Declaration. NOW, THEREFORE, in consideration of mutual promises and agreements herein contained and for other good and valuable consideration, the receipt whereof is hereby acknowledged, the Parties do hereby agree as follows: 1.
