HRA Property legally described and depicted on the attached <br />Exhibit B (the `East Access Easement Property") for vehicular <br />access between Lot 1, Lot 2, Lot 3, Outlot B, and Outlot C and <br />Sunwood Drive, as dedicated on the plat of COR Two, . Anoka <br />County, Minnesota (the "East Access Easement"). e East <br />Access Easement is appurtenant to Lot 1, Lot 2,, Lot 1, outlot B. <br />and outlot C and is intended for the use of the Owners of -those <br />Lots and outlots and their respective tenants, licensees, invitees <br />and guests. The East Access Easement does not grant the owners <br />of those Lots and outlots or their respective tenants, licensees, <br />invitees and guests the right to park vehicles on the East Access <br />Easement Property. <br />ii nstruction and Maintenance. The City of Ramsey 's <br />constructing roadway improvements within the East Access <br />Easement Property(the "East Access Roadway"). In addition to <br />the East Access Roadway, Outlot B also contains a drainage pore <br />and certain storm sewer limes as shown on the attached Exhibit E <br />(collectively with the East Access Roadway, the "East Access <br />Improvements"). The owners of outlot B and Outlot C must <br />maintain, repair and replace the East Access Improvements in a <br />clear, safe and otherwise first-class condition and state of repair <br />and in compliance with all applicable lags, codes, regulatory and <br />insurance requirements. Maintenance nce includes, but is not limited <br />to, the removal of snow with respect to the East Access Roadway. <br />The Owners of Outlot B and Outlot C must perform its <br />maintenance, repair and replacement obligations in a mariner that <br />does not unreasonably interfere with the use or enjoyment of the <br />East Access Easement Property for its interned purposes. The <br />Owners of Outlot B and outlot C may sweep the East Access <br />Improvements, remove snow from the East Access Improvements <br />and complete routine maintenance of the East Access <br />IMPTovements without Prior notice to other Owners. If the owners <br />of Outlot B and Outlot C intern to perform maintenance, repair or <br />replacement work with respect to the East Access Roadway other <br />than sweeping, snow removal and disposal or routine maintenance <br />on Lot l , Lot 2, Lot 3, or Outlot B, the Owner of outlot C must <br />give notice to the Owner or Owners of the Lot or Dots upon which <br />the maintenance, repair or replacement work will be undertaken at <br />least seven days before commencing the work. <br />(iii)Maintenance Costs. The costs of performing the maintenance, <br />repairs and replacements described in Article III, Section .B. ii <br />(the "East Access Easement Maintenance Costs) shall be <br />allocated between the owners of Lot I and Outlots B and C. The <br />Owner of Lot I is liable for seventy and six tenths percent .6% <br />of the East Access Easement Maintenance Costs; the owner of <br />4 <br />4744sv 17 <br />
