All exterior wall finishes on any building shall consist of one or more of <br />9 <br />the following primary materials comprising at least 70 percent of a building facade: <br />10 <br />(1) <br />Face brick and architectural concrete masonry units; <br />11 <br />(2) <br />Stucco or Exterior Insulation Finishing Systems (EIFS); <br />12 <br />(3) <br />Glass; <br />13 <br />(4) <br />Natural or cementous stone; <br />14 <br />(5) <br />Specifically designed pre -cast concrete units whose surfaces have been integrally treated <br />15 <br />with an applied decorative material or texture; <br />16 <br />(6) <br />Factory fabricated fiber cement panel materials; <br />17 <br />(7) <br />Other materials as may be approved by the Planning Commission and City Council given the <br />18 <br />building's use and context. <br />19 <br />(B) Accent Exterior Materials. Exterior wall finishes on any building may consist of one or more of the <br />20 <br />following accent materials combined limited to 30 percent of each side of a building facade: <br />21 <br />(1) <br />Wood <br />22 <br />(2) <br />Metals <br />23 <br />(3) <br />Vi nyl <br />24 <br />(4) <br />Other materials as may be approved by the Planning Commission and City Council given the <br />25 <br />building's use and context. <br />26 <br />(C) Roofing Materials. <br />27 <br />(1) <br />Pitched and sloped roofs — Asphalt shingles, standing seam metals, or metal shingles <br />28 <br />designed to resemble asphalt shingles. <br />29 <br />(2) <br />Flat roofs — Any material commonly used for flat roofs provided the wall parapet is at least <br />30 <br />six inches above the roofline. <br />31 <br />32 585 Commercial Fencing <br />33 (A) <br />Fencing Materials. The following fence materials are permitted on business properties: <br />34 <br />(1) <br />Vinyl coated Chain Link <br />35 <br />(2) <br />Privacy fences constructed of wood or a maintenance -free composite material <br />36 <br />(3) <br />Extruded aluminum, wrought iron, or a similar durable decorative fence material. <br />37 (B) <br />Prohibited <br />Fencing Materials. The following fence materials are prohibited on business <br />38 <br />properties: <br />39 <br />(1) <br />Barbed wire, concertina wire, or the like <br />40 <br />(2) <br />Exposed galvanized metals <br />41 <br />(3) <br />Electric fencing <br />42 <br />(4) <br />Any material not typically intended for use or construction as a fence such as, but not <br />43 <br />limited to, pallets or plywood. <br />44 <br />(5) <br />Snow fencing between April 1 and October 31. <br />45 (C) <br />Design <br />Standards <br />46 <br />(1) <br />All posts and support structures for fencing must be located on the inside of the fence. <br />47 <br />(2) <br />The maximum height of commercial fencing is 8 feet. This limit is waived when used in <br />48 <br />conjunction with a commercial outdoor recreation use where a taller fence is needed for <br />49 <br />containment of tennis balls, golf balls, and the like. <br />Page 89 of 160 <br />
