1 lot width standards must be met at both the ordinary high water level and at the <br /> 2 building line.The sewer lot area dimensions in subsection (e)(2)of this section can only <br /> 3 be used if publicly owned sewer system service is available to the property. <br /> 4 b. Subdivisions of double, triple, and quad unit buildings on natural environment lakes <br /> 5 must also meet the following standards: <br /> 6 1. Each building must be set back at least 200 feet from the ordinary high water <br /> 7 level; <br /> 8 2. Each building must have common sewage treatment and water systems in one <br /> 9 location and serve all dwelling units in the building; <br /> 10 3. Watercraft docking facilities for each lot must be centralized in one location and <br /> 11 serve all dwelling units in the building; and <br /> 12 4. No more than 25 percent of a lake's shoreline can be in duplex, triplex, or quad <br /> 13 developments. <br /> 14 C. Accessory Dwelling Units (ADU). Where otherwise allowed by the underlying zoning district,an accessory dwelling <br /> 21 unit (ADU) 14 a� cottage must not cover more than 700 square feet of land <br /> 22 surface and must not exceed 15 feet in height; and <br /> 23 2. An t ce++aae accessory dwelling unit must be located or designed to reduce <br /> 24 its visibility as viewed from public waters and adjacent shorelands by vegetation, <br /> 25 topography, increased setbacks or color,assuming summer leaf-on conditions. <br /> 26 3. Lot Area and Dimensions. The minimum lot area (square feet) required for an <br /> 27 accessory dwelling unit is determined by lake classification (riparian/ <br /> 28 nonriparian): <br /> 29 i. For NE Lakes the minimum area must be 70,000/35,000. <br /> 30 ii. For RD lakes the minimum area must be 35,000/26,000. <br /> 31 iii. For GD lakes the minimum area must be 26,000/17,500. <br /> 32 iv. For Tributary Streams,a 115-foot lot width is needed (no minimum area <br /> 33 for rivers/streams). <br /> 34 <br /> 35 d. Lots intended as controlled accesses to public waters or as recreation areas for use by <br /> 36 owners of nonriparian lots within subdivisions are permissible and must meet or exceed <br /> 37 the following standards: <br /> 38 1. They must meet the width and size requirements for residential lots, and be <br /> 39 suitable for the intended uses of controlled access lots; <br /> 40 2. If docking, mooring, or over-water storage of more than six watercraft is to be <br /> 41 allowed at a controlled access lot,then the width of the lot(keeping the same lot <br /> 42 depth) must be increased by the percent of the requirements for riparian <br /> 43 residential lots for each watercraft beyond six, consistent with the following <br /> 44 table: <br /> Controlled Access Lot Frontage Requirements <br /> Ratio of lake size to shore length Required increase in frontage <br /> (acres/mile) (percent) <br /> Less than 100 25 <br /> Page 135 of 160 <br />
