Temporary Heath Care Dwellings NP NP NP NP NP NP NP 426 <br /> 1 <br /> 2 425 Performance Standards <br /> 3 Some permitted and conditional uses listed in Section 421, 422, and 423 are further regulated based on <br /> 4 the standards below. <br /> 5 <br /> 6 (A) Accessory dwelling units (ADU). When permitted, attached and detached accessory dwelling units <br /> 7 have the following requirements: <br /> 8 (1) Number. No more than one ADU shall be allowed per one existing single-family residential <br /> 9 property. <br /> 10 (2) Owner occupancy.The principal dwelling or the ADU must be owner-occupied. <br /> 11 (3) Accessory buildings.The ADU must comply with all other accessory building requirements set <br /> 12 forth in this section. <br /> 13 (4) Architecture.The exterior finish of the ADU must match that of the principal structure. <br /> 14 (5) Maximum size. The maximum size of an ADU cannot exceed 800 square feet of habitable <br /> 15 space. If in the Shoreland Overlay,the maximum site of a detached ADU cannot exceed 700 <br /> 16 square feet. <br /> 17 (6) Home occupations.The ADU cannot be used for any portion of a Level-II home occupation. <br /> 18 (7) Setbacks. The detached ADU setbacks must meet the setback requirements for a principal <br /> 19 dwelling . <br /> 20 (8) Minimum lot size. Detached ADU's are allowed on properties with a minimum of one acre in <br /> 21 size. See Section 943 for additional lot area standards within Shoreland Overlay. <br /> 22 (9) Attached ADU's are allowed on properties with a minimum of 80-foot lot width. <br /> 23 (10) Height. The detached ADU may not exceed a height of 22 feet, or the height of the principal <br /> 24 structure, whichever is less. ADUs in the Shoreland Overlay District are limited to 15 feet in <br /> 25 height. <br /> 26 (11) Address.The ADU must retain the same address as the principal structure. <br /> 27 (12) Parking. Additional parking for the ADU is not required if off-street parking requirements for <br /> 28 the principal structure are met. <br /> 29 (12) , ctntp <br /> 30 . <br /> 31 (13) Utilities.Accessory dwelling units must share utilities with the principal structure. <br /> 32 (14) Foundation.Accessory dwelling units must have a permanent foundation. <br /> 33 (15) <br /> 34 hI,;W*ng Permit <br /> 35 (15) Ownership.Accessory dwelling units may not be sold separately from the primary residence, <br /> 36 and cannot be created with a new tax parcel. <br /> 37 <br /> 38 , <br /> 39 <br /> 40 <br /> 41 17) In multi-family, assisted living, memory care, or nursing home structures, ADUs as one- <br /> 42 bedroom guest suites are permitted at the rate of one ADU per 50 apartment units and shall <br /> 43 not count towards density calculations. <br /> 44 <br /> 45 (B) Home Occupations. <br /> 46 , <br /> 47 , <br /> 48 , <br /> Page 58 of 160 <br />
