Case #4 <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF WOOD POND HILLS P.U.D.; <br />CASE OF B.L.H. DEVELOPMENT <br /> By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed P.U.D. has an area of approximately 72 acres and will consist of one hundred thirty- <br />five (135) urban residential lots. The developer is proposing that Lots 2 through 8, Block 4 and <br />Lots 2 through 10, Block 5 would have a minimum width of seventy feet (70') and a minimum lot <br />size of ten thousand (10,000) square feet. The remaining number of lots would meet standard <br />subdivision requirements. The average lot width would be eighty-five feet (85'). The <br />public/private open space is proposed to be 15.3 acres; which is approximately 21% of the overall <br />gross area of the proposed P.U.D. The existing zoning in this area is R-1R Rural Residential <br />District and R-1U Urban Residential District. The proposed land use would be Urban P.U.D. <br />The property is located in the Southeast Quarter of the Northeast Quarter of Section 26, Township <br />32, Range 25, Anoka County, Minnesota and the Northeast Quarter of the Northeast Quarter of <br />Section 26, Township 32, Range 25, Anoka County, Minnesota and part of the Northwest Quarter <br />of the Northwest Quarter of Section 25, Township 32, Range 25, Anoka County, Minnesota and <br />part of the Southwest Quarter of the Northwest Quarter of Section 25, Township 32, Range 25, <br />Anoka County, Minnesota. The P.I.N.'s are 25-32-25-23-000t, 25-32-25-22-0001, 26-32-25-11- <br />0001 and 26-32-25-14-0001. (received February 7, 1990) <br />City Engineer's Review (February 27, 1990) <br />City Landscape Architect's Review (February 27, 1990) <br /> <br />Observations: <br /> <br />On February 7, 1990, the City of Ramsey received an application and sketch plan from B.L.H. <br />Development Company for Wood Pond Hills P.U.D. <br /> <br />On July 13, I989, the City of Ramsey received MUSA Boundary expansion which included the <br />Southeast Quarter of the Northeast Quarter of Section 26, Township 32, Range 25, Anoka <br />County, Minnesota. A portion of the proposed plat line in the Northeast Quarter of the Northeast <br />Quarter of Section 26, Township 32, Range 25, Anoka County, Minnesota would require a <br />MUSA Boundary expansion to bring this area into the Municipal Urban Service Area and allow it <br />availability to City sewer & water. <br /> <br />In addition, as part of the P.U.D. approval process, consideration for rezoning as a P.U.D. would <br />be addressed as a part of the preliminary concept approval stage. <br /> <br />It appears that provisions for open space, as far as open space requirement of 20% is concerned, <br />the proposed P.U.D. meets this requirement. <br /> <br /> <br />
