CASE #7 <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF CEDAR ACRES ADDITION; <br />CASE OF GOOD VALUE HOMES AND ARADCO, INC. <br /> By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed subdivision consists of 27 urban residential lots and 1 commercial lot on <br />approximately 11 acres of land. The existing zoning classification for this parcel is I-1 Industrial <br />District. The City initiated rezoning of this area is being proposed as R-1U Urban Residential <br />District. The property is generally located on the North 360 feet of the Southwest Quarter of the <br />Southwest Quarter of Section 26, Township 32, Range 25, Anoka County, Minnesota. The <br />P.I.N. is 26-32-25-33-0001. Peterson, Vice President of Development (March 14, 1990) <br />City Engineer's Review (March 27, 1990) <br />City Landscape Architect's Review (April 2, 1990) <br />Letter from Hunters Hill residents (April 19, 1990) <br /> <br />Observations: <br /> <br />On March 15, 1990, the City of Ramsey received an application and sketch plan from Good Value <br />Homes, Inc. and ARADCO, Inc. <br /> <br />On April 13, 1990, the Ramsey Planning and Zoning Commission tabled this case until a special <br />meeting is held on April 17, 1990 at the site location in order to, first hand, inspect the drainage <br />and review compliance the CUP for Sauter Mining and Grading. <br /> <br />Since the proposed subdivision is located in an I-1 Industrial District, the site will require rezoning. <br /> <br />On April 11, 1990, the Ramsey Park and Recreation Commission accepted cash to satisfy the park <br />dedication requirements. <br /> <br />On April 13, 1990, the Ramsey Planning and Zoning Commission tabled the case pending the <br />submittal of additional information and a meeting between the developers and residents. <br /> <br />On April 17, 1990, the Ramsey Planning and Zoning Commission held a special on-site meeting to <br />review the proposed property of Cedar Acres with respect to drainage needs in the area. Residents <br />in the Hunters Hill Addition expressed their concerns and the Planning and Zoning Commission, <br />City Engineer and Developers answered questions. <br /> <br />Staff Recommendation: <br /> <br />Staff recommends sketch plan approval of Cedar Acres Addition as per the City Engineer's Review <br />dated March 27, 1990, and City Landscape Architect's Review and contingent upon appropriate <br />rezoning. <br /> <br /> <br />
