• <br />• <br />The applicant may request the Council for no more than one six month <br />extension for final plan approval. <br />b. If construction has not commenced in accordance with the approved <br />development schedule, the Council may initiate a rezoning of all or part of <br />the land to change the PUD District zoning and rezone all or part of the <br />property to the zoning that was in effect at the time of the PUD rezoning <br />application. <br />Subd. 9. Development Guarantee. Prior to the granting of any building permit <br />within a PUD District, a deposit shall be made to the City, in cash or letter of credit, approved by <br />the City, equal to 125% of the estimated cost of all site improvements including but not limited to <br />road construction and landscaping improvements as required by the Final Plans. <br />Subd. 10. Requirements for Preliminary Plans. <br />a. Preliminary Site Plan. The Preliminary Site Plan shall be drawn at a scale of <br />one inch equals 50 feet, 100 feet, or 200 feet. The submission may be <br />composed of one or more sheets and drawings and shall provide the <br />following: <br />1. Location of all proposed buildings and their proposed uses. <br />2. Location of driveways and parking areas (all driveways and parking <br />areas must include curbing). <br />3. Front, side and rear yard setbacks shall be indicated. <br />4. Square footage and dimensions of all proposed lots shall be indicated. <br />5. Location of all easements, width and purpose. <br />b. Landscape Plan. The landscape plan shall be prepared at a scale of one inch <br />equals 50 feet and shall provide the following: <br />1. Location of areas for berming and sodding. <br />2. Location of proposed plantings, identify plant materials. <br />3. Location of existing vegetation. <br />4. Trees to be removed shall be indicated. <br />c. Grading and Drainage Plan. The grading and drainage plan shall be drawn at <br />a scale of one inch equals 50 feet, 100 feet or 200 feet and shall provide the <br />following: <br />1. Existing and proposed grades with a minimum of two (2) foot contour <br />intervals to a known sea level datum. <br />• 2. Sufficient spot elevations on all proposed hard surface areas. <br />22 <br />
