Lot Size <br />`Thgilile <br />7.5 to 17.49 acres <br />1 Unit <br />17.5 to 27.49 acres <br />2 Units <br />27.5 to 37.49 acres <br />3 Units <br />37.5 to 40.0 acres <br />4 Units <br />For lots located within the 2020 MUSA where adjacent structures existing as of July 1, 2002, have a <br />different setback from that required herein, the front yard setback shall conform to the prevailing <br />setback of adjacent structures. If adjacent structures have different setbacks from one another, the <br />minimum front yard shall be the average of the two (2) adjacent structures. <br />Subd. S. Development Eligibility within the Central Rural Preserve and Rural <br />Preserve Areas. When a parcel's acreage is not evenly divisible by ten (10) allowing for a pro rata <br />density of four (4) units per forty (40) acres, an additional lot may be developed only if the size of <br />the fractional parcel is at least seventy -five percent (75 %) of that required for a single or an <br />additional lot. Eligible units per lot are as follows: <br />Subd. 6. General R -1 Residential Performance Standards. <br />a. Parking. <br />1. The surfaces of parking stalls, aisles, and access driveways shall be <br />constructed with blacktop or concrete and properly maintained. <br />"Properly maintained" includes keeping the blacktop or concrete in <br />good condition and free from chuckholes and other types of surface <br />cracks and breakage. <br />b. Streets. <br />2. A parking stall shall not be less than 180 square feet in area, with a <br />minimum width of nine (9) feet. <br />1. Public Streets. Residential developments in this district must provide <br />one main thoroughfare through the development and main <br />thoroughfares must be dedicated as public streets. <br />2. Private Streets. Private streets or driveway collectors are permitted if <br />they serve as access driveways from dwelling units to public streets <br />and meet the City Engineer's street standards together with the <br />dimension standards described below: <br />(a) Minimum private street width with no parking permitted: 24 <br />feet. <br />(b) Minimum private street width with parking permitted on one <br />side of street: 28 feet. <br />(c) Minimum private street width with parking permitted without <br />restriction: 32 feet. <br />(d) Maximum private street length without a turnaround provided: <br />200 feet. <br />(e) Maximum private street length with a turning provision <br />provided: 300 feet. <br />3 <br />
