ACCESSORY STRUCTURES <br /> <br />Parcels of Land One Acre or Less: <br />On parcels of land one (1) acre or less in size, no single <br />accessory structure shall exceed 624 square feet in size. In the <br />event that the attached or detached garage located on the same <br />parcel of land does not exceed 864 square feet, the accessory <br />structure may include the difference between the square footage of <br />the attached or detached garage and 864 square feet. In no event <br />shall the total square footage of the attached or detached garage <br />and the accessory structure exceed 1,488 square feet on any parcel <br />of land one (1) acre or less in size. However, on parcels of land <br />less than 14,880 square feet in size, the total square footage of <br />the attached or detached garage and accessory structure shall not <br />exceed ten percent (10%) of the total lot area. <br /> <br />On parcels of land one (1) acre or less in size, the accessory <br />structure and/or attached or detached garage shall be built with <br />the same type construction materials and shall have the same <br />general design and exterior facing finish as that of the principal <br />structure located on the parcel. <br /> <br />Parcels of Land Greater than One Acre and Less than 21/2 Acres <br /> <br />On parcels of land greater than one (1) acre and less than two and <br />one-half (21/2) acres in size, no single accessory structure shall <br />exceed 800 square feet in size. In the event that the attached or <br />detached garage located on the same parcel of land does not exceed <br />864 square feet, the accessory structure may include the difference <br />between the square footage of the attached or detached garage and <br />864 square feet. In no event shall the total square footage of the <br />attached or detached garage and the accessory structure exceed <br />1,664 square feet on any parcel of land greater than one (1) acre <br />and less than two and one-half (21/2) acres in size. <br /> <br />On parcels of land greater than one (1) acre and less than two and <br />one-half (21/2) acres in size, the accessory structure and/or <br />attached or detached garage shall be built with the same type <br />construction material and shall have the same general design and <br />exterior facing finish as that of the principal structure located <br />on the parcel. <br /> <br />Parcels of Land 21/2 Acres and Greater <br />On parcels of land two and one-half (21/2) acres in size, accessory <br />structures shall not exceed 1,200 square feet. On parcels of land <br />greater than two and one-half (21/2) acres in size, accessory <br />structures may be an additional 400 square feet in size for each <br />full or partial acre that the parcel size exceeds two and one-half <br />(21/2) acres. The following table shows the permitted maximum <br />accessory structure sizes for various parcel sizes. <br /> <br />19 <br /> <br /> <br />
