If any court of competent jurisdiction shall adjudge/ <br />invalid the application of any provision of this chapter <br />to a particular property, building or other structurej <br />such judgment shall not affect the application of sai~ <br />provision to any other property, building or structure <br />not specifically included in said judgment. <br /> / <br /> <br />170.015F GENEP~L REQUIREMENTS <br />Every building erected after the adoption of this chapter shall be <br />located on a lot, as defined herein and in no case shall there be <br />more than one main building on any one lot, except as may otherwise <br />be provided herein. <br /> <br />The finished lot grade elevation o'f all buildings, as measured at <br />the building, shall be a minimum of 18 inches above the centerline <br />grade of the adjacent public roadway. Ail structures, whether <br />attached to the principal structure or not, and whether open or <br />enclosed, including porches, carports, balconies, or platforms <br />above normal grade level, shall not project into any minimum front, <br />side or rear yard. <br /> <br />Any lot of record existing at the effective date of this chapter <br />may be used for the erection of a structure conforming to the use <br />regulations of the district in which it is located, even though <br />its area and width are less than the minimum requirements of this <br />chapter. <br /> <br />Where adjacent structures existing at the time of this chapter have <br />a different setback from that required, the front yard setback <br />shall conform to the prevailing setback of adjacent structures. <br />If adjacent structures have different setbacks from one another, <br />the minimum front yard shall be the average of the two adjacent <br />structures. In no case shall a building be required to have a <br />setback of more than sixty feet, except where a business district <br />is adjacent to a residential district. <br /> <br />Sanitary waste water connections for all structures which require <br />waste water service shall be stubbed in and shall be located either <br />in front or on the side of the structure to provide for convenient <br />hook-up to municipal waste water collection system. <br /> <br />No lot, yard, or parking area shall be so reduced in area or <br />dimension as to make it less than the minimum requirements of this <br />chapter, and if already less than the minimums, it shall not be <br />further reduced. <br /> <br />No lot shall contain any building used as a dwelling unless it has <br />the minimum lot width as specified in Section 170.016 of this <br />chapter. <br /> <br />5 <br /> <br /> <br />
