Section 20. Amendment. That Chapter 9, §9.20 Districts shall be omended to add <br />the following highway-oriented commercial zoning district, regulations, and <br />performance standards: <br /> <br />9.21.23 B-3 Highway Business District. <br /> <br /> Subdivision 1. Intent: The purpose of the B-3, Highway Business <br />District is to provide for and limit the establishment of motor vehicle oriented or <br />dependent and convenience type, high intensity commercial and service activities <br />characteristically located along major traffic carriers. <br /> <br /> Sub~2. Permitted Uses: (Subject to general requirements and <br />performance standards as specified by this Chapter.) <br /> <br />a. Restaurants, cafes, on and off-sale liquor. <br /> <br />b. Private clubs or lodges serving food and beverages. <br /> <br />c. Commercial recreational uses. <br /> <br /> d. Governmental and public utility buildings and structures. <br /> <br /> e. Motels, motor hotels and hotels provided that the lot area <br /> contains not less than 500 square feet of lot area per unit. <br /> <br /> f. Motor vehicle, implement, and recreation equipment sales, <br /> service and repair and structures accessory thereto. <br /> <br /> g. Auto accessory store. <br /> <br /> h. Adult uses-principal and adult uses-accessory. <br /> <br /> Sub& 3. Accessory Uses: <br /> <br /> a. Commercial or business buildings and structures for a use <br /> accessory to the principal use but such use shall not exceed 30% <br /> of the gross floor space of the principal use. <br /> <br /> b. Off-street parking including semi-trailer trucks, as regulated <br /> and required by this Chapter. <br /> <br /> c. Off-street loading as regulated and required by this Chapter. <br /> <br /> d. Signing as regulated by the City Code. <br /> <br /> Subd. 4. Conditional Uses: (Requires a conditional use permit <br />based upon procedures set forth in and regulated by §9.03.04 of this Chapter.) <br /> <br /> a. Drive-in and convenience,fast food establishments, provided <br /> that: <br /> <br />The architectural appearance and functional plan of the <br />building and site shall not be so dissimilar to the existing <br />buildings or area so as to cause impairment in property <br />values or constitute a blighting influence within a <br /> <br />Ord. 90-23 Final 11/13/90 Page 44 <br /> <br /> <br />
