<br />Maintenance easements must be provided as part of
<br />lhe subdivision plat to afford access to the sides and
<br />roof of structures so placed.
<br /> (Fl Where adjacent structures have front yard set
<br />backd itferenl from those required, the minimum front
<br />yard set back shall be the average of these existing
<br />structures.
<br /> (G) The minimum sile area for townhouse and
<br />apartment units listed in 4.2 assumes one bedroom or
<br />efficiency units. To this, add 700 square feet for each

<br /> SECTION 5 HEIGHT REGULATIONS
<br /> 5.1 HEIGHT REGULATIONS: NO structure shall
<br />exceed 35 feet in heighl above average ground level
<br />unless approved by the Board of Adjustments, The
<br />Board may authorize a variance fo lhe height
<br />regulations in any districl if:
<br /> (Al All fronl, side, and rear yard depths of buildings
<br />are increased one tool tor each additional foot of
<br />heighl; or
<br /> (B) The structure is any of the following; television
<br />andradio towers, church spires, belfries, monuments,
<br />tanks, waler and fire lowers, grain elevators, stage

<br /> SECTION 6-GENERAL REGULATIONS
<br /> 6.1 NON.CONFORMING USES: The following
<br />provisions shall apply to all non.conforming uses:

<br />structure is acceplable including non-structural
<br />repairs and incidental maintenance.
<br /> 6.2 ACCESSORY USES: The following provisions
<br />shall apply to accessory uses:
<br /> (Al Accessory farm buildings shag not be erected
<br />within t00 feet of a neighboring property. .
<br /> I. Feed lots, runs, pens, an,d similar intensively used
<br />facilities tot animal raising and care shall not be
<br />Iocaled within 300 feet of a neighboring property except
<br />for fencing and grazing purposes.
<br /> 2. Roadside stands tot sale of agricultural products
<br />shall be permitted it:
<br /> a. They are erected at leasl 50 feet back from the
<br />nearest edge of roadway surface.
<br /> b. They are used exclusively for the sale of
<br />agricultural producls.
<br />c. Parking space is provided off the road right of
<br />way.
<br /> (Bt Every private inground swimming pool,
<br />commercial fishing pond and olher man made water
<br />slorage shall be enclosed by a fence or hall not less
<br />than four feet high fo prevent uncontrolled access by
<br />small children.
<br /> (Cf The exterior storage of not more than one
<br />automob[Jewhich does not have a current license plate
<br />shall be considered an accessory use, bul two or more
<br />

<br />shall consilitue an auto salvage business and shall not
<br />be permitted as an accessory use.
<br /> 6.3 SPECIAL EXCEPTIONS: The following uses
<br />ma,/be authorized with such conditions as are deemed
<br />appropriate by the 8oard of Adjustment:
<br /> (Al The accommodation of not more than two non-
<br />transient roomers as an accessory use to a single-
<br />family house provided that no sign is displayed.
<br /> CB) Directional signs of twenty four square feet in
<br />connection with any legal business or Industry
<br />provided they contain no information other than
<br />instructions for convenience Of vehicular traffic in
<br />reaching such business or industry.
<br /> 6.4 SIGNS: No sign, billboard, or exterior graphic
<br />display shag be pram]fled in any district except as
<br />herein provided.
<br /> (Al In any district a sign not exceeding two square
<br />feet per side in surface size is permitted whicl-
<br />announces the name, address, or professional activitY,
<br />of the occupant of lhe premises on which said sign i~
<br />located.
<br /> (Bt A bulletin board not exceeding twenty-four
<br />square feet per side is permitted in connection wilt
<br />any church, school or similar public structure.
<br /> (Cf A temporary real estate or construction sign o¢
<br />twenty four square feet is permitted on the propert¢
<br />being sold, leased or developed. Such sign shall b~E
<br />removed promptly when it has fulfilled its function.
<br /> (Df Business signs shall be permitted in connectiori
<br />wilhany legal business or industry when located on the
<br />same premises, and it they meet the following
<br />requirements.
<br /> 1. Signs shall not contain information or advertising
<br />for any product not sold On the premises.
