1 (E) Density/Use Transitioning and Buffering—Add 35 feet to the minimum lot depth or width and to the <br /> 2 principal structure setback (side or rear) to accommodate screening requirements found in Section <br /> 3 475 when: <br /> 4 (1) Adjacent to an RR-, B-, or I-zoned property; or <br /> 5 (2) When an R-2- or R-3-zoned property is adjacent to an RR-, R-1 A-, R-1 B-, or R-1 C-zoned <br /> 6 property; <br /> 7 (3) Adjacent to a P-zoned property. <br /> 8 <br /> 9 431-449 Reserved. <br /> 10 <br /> 11 450 Accessory Structures <br /> 12 The following standards are required for all accessory structures on residential properties. <br /> 13 (A) Height. <br /> 14 (1) Urbanized Districts: The height of a detached accessory buildings shall not exceed the height <br /> 15 of the principal structure or 24 feet, whichever is less. The height of an attached accessory <br /> 16 structure shall not exceed the height of the principal structure. <br /> 17 (2) Rural Residential or MUSA Reserve District: The height of a detached accessory buildings <br /> 18 shall not exceed the height of the principal structure or 24 feet, whichever is less. The height <br /> 19 of an attached accessory structure shall not exceed the height of the principal structure. If a <br /> 20 detached structure is in the rear yard, the height of the accessory structure cannot exceed 30 <br /> 21 feet. <br /> 22 (B) Architectural Requirements. The exterior materials used on the detached accessory buildings must <br /> 23 generally match those of the principal building on the subject property including same or similar <br /> 24 colors, soffit, fascia and eave overhang. <br /> 25 (C) Setbacks <br /> 26 (1) Side and Rear Setbacks— 5 feet. <br /> 27 (2) Front Setback and side adjacent to right-of-way—no closer to the street than the edge of the <br /> 28 principal structure. <br /> 29 (3) Exception: detached accessory building may be located in front of the principal building while <br /> 30 maintaining setbacks for principal structures in that zoning district when: <br /> 31 a. On RR lots two acres or greater in area, or <br /> 32 b. When located riparian lots in the wild and scenic, critical area, or shoreland overlay <br /> 33 districts. <br /> 34 <br /> 35 (D) Quantity and Area Requirements. All accessory buildings, with the exception of attached garages, <br /> 36 shall be included when calculating the maximum square footage of accessory building space allowed <br /> 37 on a property.
