There is no minimum lot size requirements for streams. The <br />minimum lot width standards for single-, double-, triple- and four -unit residential <br />developments for the stream classifications are: <br />Tributary <br />No Sewer <br />Sewer <br />Single <br />100 <br />75 <br />Double <br />150 <br />115 <br />Triple <br />200 <br />150 <br />Quad <br />250 <br />190 <br />5 <br />6 (4) Additional special provisions. <br />7 a. Residential subdivisions with dwelling unit densities exceeding those in the tables in <br />8 subsections (e)(2) and (3) of this section can only be allowed if designed and approved <br />9 as residential planned unit developments under section 944. Only land above the ordinary <br />10 high water level of public waters can be used to meet lot area standards, and lot width <br />11 standards must be met at both the ordinary high water level and at the building line. The <br />12 sewer lot area dimensions in subsection (e)(2) of this section can only be used if publicly <br />13 owned sewer system service is available to the property. <br />14 b. Subdivisions of double, triple, and quad unit buildings on natural environment lakes must <br />15 also meet the following standards: <br />16 1. Each building must be set back at least 200 feet from the ordinary high water level; <br />17 2. Each building must have common sewage treatment and water systems in one <br />18 location and serve all dwelling units in the building; <br />19 3. Watercraft docking facilities for each lot must be centralized in one location and <br />20 serve all dwelling units in the building; and <br />21 4. No more than 25 percent of a lake's shoreline can be in duplex, triplex, or quad <br />22 developments. <br />23 c. Accessory Dwelling Units (ADU). One ADU may be allowed provided the following <br />24 standards are met: <br />25 1. Where otherwise allowed by the underlying zoning district, an accessory dwelling <br />26 unit (ADU) must not cover more than 700 square feet of land surface and must not <br />27 exceed 15 feet in height; and <br />28 2. An accessory dwelling unit must be located or designed to reduce its visibility as <br />29 viewed from public waters and adjacent shorelands by vegetation, topography, <br />30 increased setbacks or color, assuming summer leaf -on conditions. <br />31 3. Lot Area and Dimensions. The minimum lot area (square feet) required for an <br />32 accessory dwelling unit is determined by lake classification (riparian/ nonriparian): <br />33 i. For NE Lakes the minimum area must be 70,000/35,000. <br />34 ii. For RD lakes the minimum area must be 35,000/26,000. <br />35 iii.
