<br />2 or regional agency.
<br />3 State or regional agency. The Metropolitan Airports Commission, Minnesota Historical Society, University
<br />4 of Minnesota, Department of Natural Resources, Department of Transportation, Metropolitan
<br />5 Council, and other state agencies.
<br />6 Steep slope (MRCCA). A natural topographic feature with an average slope of 12 to 18 percent, measured
<br />7 over a horizontal distance equal to or greater than 50 feet, and any slopes greater than 18 percent that
<br />8 are not bluffs.
<br />9 Storage Yard means a place outdoors where products, vehicles, trailers, boats, recreational vehicles,
<br />10 equipment, machinery, or materials, and other items are kept for the sole purpose of storing them.
<br />11 Storm water management_ facilities. Facilities for the collection, conveyance, treatment, or disposal of storm
<br />12 water.
<br />13 Stoo' means that portion of a building including beneath the upper surface of a floor and upper surface of
<br />14 floor next above, except that the topmost story shall be that portion of a building included between
<br />15 the upper surface of the topmost floor and the ceiling or roof above. If the finished floor level directly
<br />16 above a basement or cellar, or unused underfloor space is more than six feet above grade as defined
<br />17 herein for more than 50 percent of the total perimeter or is more than 12 feet above grade as defined
<br />18 herein at any point, such basement, cellar, or unused underfloor space shall be considered a story.
<br />19 Street frontage means the proximity of a parcel of land to one or more streets. An interior lot has one street
<br />20 frontage and a corner lot has two such frontages.
<br />21 Structure (MRCCA and Shoreland). A building, sign, or appurtenance thereto, except for aerial or
<br />22 underground utility lines, such as sewer, electric, telephone, or gas lines, and utility line towers, poles,
<br />23 and other supporting appurtenances.
<br />24 Structure means either:
<br />25 (1) Anything which is built, constructed or erected; an edifice or building of any kind; or any piece
<br />26 of work artificially built up and/or composed of parts joined together in some definite manner
<br />27 whether temporary or peinianent in character, in eluding towers, poles and other supporting
<br />28 appurtenances.
<br />29 (2) Anything manufactured, constructed or erected which is normally attached to or positioned on
<br />30 land, including portable structures, earthen structures, roads, parking lots, and paved storage
<br />31 areas.
<br />32 (3) Any building, sign, or appurtenance thereto, except aerial or underground utility lines, such as
<br />33 sewer, electrical, telephone, telegraph, or gas lines, including towers, poles, and other
<br />34 supporting appurtenances, and fences used to control livestock or delineate boundaries.
<br />35 Structure, principal, means anything that houses or facilitates the principal use of a property.
<br />36 Subdivision. Having the meaning given under Minn. Stats. § 462.352.
<br />37 Substandard use (Wild and Scenic) means any use within the land use district existing prior to the date of
<br />38 enactment of the ordinance from which this chapter is derived which is permitted within the
<br />39 applicable land use district but does not meet the minimum lot area, length of water frontage, structure
<br />40 setbacks or other dimensional standards of this chapter.
<br />41 Subsznface sewage treatment system. Having the meaning given under Minnesota Rules, part 7080.1100.
<br />42 Sznface water -oriented commercial use means the use of land for commercial purposes, where access to
<br />43 and use of a surface water feature is an integral part of the normal conductance of business. Marinas,
<br />44 resorts, and restaurants with transient docking facilities are examples of such use.
<br />45 Temporary real estate office means a structure with or without a foundation or footings, used only as a
<br />46 temporary real estate office, which is open to the general public.
<br />47 Topsoil means black dirt composed of unconsolidated material, largely undecomposed organic matter that
<br />48 is a suitable foundation for vegetative growth. The composition of topsoil should contain no more
<br />49 than 35 percent sand content.
<br />50 Tow Yard. See Vehicle Wrecking Yard.
