1 h. Signage. A sign not exceeding two square feet in size may be displayed if affixed flat <br />2 against the wall of either the dwelling or accessory building where the home occupation <br />3 is being conducted. The sign shall be non -illuminated and shall not have dynamic display <br />4 capabilities. <br />5 i. Exterior. There shall be no other exterior evidence of the existence of a home occupation, <br />6 including outdoor storage of materials or commercial vehicles. <br />7 j. Vehicles and on -site parking. One passenger vehicle associated with the business is <br />8 allowed. The number of persons permitted on the site at any given time shall be limited <br />9 so as not to create a parking demand in excess of that which can be accommodated on <br />10 driveway(s) and/or parking pads on the site of the home occupation. <br />11 k. Deliveries. The occupation cannot be serviced by deliveries from vehicles with a gross <br />12 vehicle weight exceeding 20,000 pounds. <br />13 1. Nuisance prevention. The business must not create noise, odors, vibration, smoke, air <br />14 pollution, liquid or solid wastes, heat, glare, dust, or other adverse influences shall be <br />15 permitted that will in any way have an objectionable effect upon adjacent or nearby <br />16 property. In order to guarantee that a home occupation, once authorized, will not become <br />17 a nuisance to the neighbors or otherwise violate these regulations, the city staff or city <br />18 council may impose reasonable conditions necessary to protect the public health, safety, <br />19 and welfare of residents of the city. <br />20 m. Non -conforming uses. Any existing home occupation that is discontinued for a period of <br />21 more than thirty days, or is in violation of the provisions, under which it was initially <br />22 established, shall be brought into conformity with the provisions of this Ordinance. <br />23 (4) Standards for home occupations that require a home occupation pelntit. <br />24 a. Allowed Use. The home occupation must be an allowed use from the list in subsection <br />25 (2). <br />26 b. Employees. A maximum of two non-resident employees is allowed. <br />27 c. Vehicle. Outside parking of two commercial vehicles used for business transportation. <br />28 d. Accessory Structure. Use of an accessory structure is allowed, but cannot exceed 800 <br />29 square feet of the structure space. <br />30 <br />31 (C) Licensed Residential Facilities — Licensed residential facilities are limited to six residents per <br />32 dwelling unit. This requirement applies to unlicensed supportive living facilities. <br />33 <br />34 (D) Model Homes, Temporary Real Estate Offices, and Construction Trailers/Field Offices. This section <br />35 allows for the provision of model homes, temporary real estate offices, and temporary construction <br />36 trailers/field offices in new residential subdivisions or development without adversely affecting the <br />37 character of surrounding residential neighborhoods and properties or creating a general nuisance. As <br />38 these uses represent a unique temporary commercial use, special consideration must be given to the <br />39 peculiar problems associated with them and special standards must be applied to ensure reasonable <br />40 compatibility with their surrounding environment. All model homes, temporary real estate offices, <br />41 and construction trailers/field offices must comply with the following special requirements: <br />42 (1) Temporary parking facilities shall be provided for model homes, temporary real estate offices, <br />43 and construction trailers/field offices. At least four parking spaces must be provided. The <br />44 overall design, drainage, and surfacing of the temporary parking facility shall be subject to the <br />45 approval of the zoning administrator. <br />46 (2) The model home or temporary real estate office are permitted only until all the other lots in the <br />47 subdivision have active building permits. Construction trailers/field offices are permitted until <br />48 all buildings within the project have a certificate of occupancy. <br />49 (3) The applicant for a model home may be required to submit a cash bond to guarantee the <br />50 conversion of the model home to living space in a timely manner if alterations to the site have <br />51 occurred such as the provision of paved parking, removal of lighting, and similar uses.
