Parapet heights sufficient for screening the views. <br />13 (2) Ground -mounted HVAC and other mechanical units must be screened from views from the <br />14 property lines using the following means: <br />15 a. Privacy fencing <br />16 b. An integrated screen panel that is architecturally compatible with the building. <br />17 c. Landscaped bells. <br />18 (3) Loading Docks and designated loading areas shall be screened from adjacent residential uses <br />19 using the following means: <br />20 a. Wing walls. <br />21 b. Privacy fencing. <br />22 c. Landscaped beinis. <br />23 <br />24 576-579 Reserved. <br />25 <br />26 580 Business Architectural Design Standards <br />27 (A) Primary Exterior Materials. All exterior wall finishes on any building shall consist of one or more <br />28 of the following primary materials comprising at least 70 percent of a building facade: <br />29 (1) Face brick and architectural concrete masonry units; <br />30 (2) Stucco or Exterior Insulation Finishing Systems (EIFS); <br />31 (3) Glass; <br />32 (4) Natural or cementous stone; <br />33 (5) Specifically designed pre -cast concrete units whose surfaces have been integrally treated with <br />34 an applied decorative material or texture; <br />35 (6) Factory fabricated fiber cement panel materials; <br />36 (7) Other materials as may be approved by the Planning Commission and City Council given the <br />37 building's use and context. <br />38 (B) Accent Exterior Materials. Exterior wall finishes on any building may consist of one or more of the <br />39 following accent materials combined limited to 30 percent of each side of a building facade: <br />40 (1) Wood <br />41 (2) Metals <br />42 (3) Vinyl <br />43 (4) Other materials as may be approved by the Planning Commission and City Council given the <br />44 building's use and context. <br />45 (C) Roofing Materials. <br />46 (1) Pitched and sloped roofs — Asphalt shingles, standing seam metals, or metal shingles <br />47 designed to resemble asphalt shingles. <br />48 (2) Flat roofs — Any material commonly used for flat roofs provided the wall parapet is at least <br />49 six inches above the roofline. <br />50 <br />51 581-584 Reserved. <br />52 <br />Attachment A — Ordinance #23-14 <br />Page 77 of 141 <br />
