Parapet heights sufficient for screening the views. 13 (2) Ground -mounted HVAC and other mechanical units must be screened from views from the 14 property lines using the following means: 15 a. Landscaped bells. 18 (3) Loading Docks and designated loading areas shall be screened from adjacent residential uses 19 using the following means: 20 a. Wing walls. 21 b. Privacy fencing. 22 c. Landscaped beinis. 23 24 576-579 Reserved. 25 26 580 Business Architectural Design Standards 27 (A) Primary Exterior Materials. All exterior wall finishes on any building shall consist of one or more 28 of the following primary materials comprising at least 70 percent of a building facade: 29 (1) Face brick and architectural concrete masonry units; 30 (2) Stucco or Exterior Insulation Finishing Systems (EIFS); 31 (3) Glass; 32 (4) Natural or cementous stone; 33 (5) Specifically designed pre -cast concrete units whose surfaces have been integrally treated with 34 an applied decorative material or texture; 35 (6) Factory fabricated fiber cement panel materials; 36 (7) Other materials as may be approved by the Planning Commission and City Council given the 37 building's use and context. 38 (B) Accent Exterior Materials. Exterior wall finishes on any building may consist of one or more of the 39 following accent materials combined limited to 30 percent of each side of a building facade: 40 (1) Wood 41 (2) Metals 42 (3) Vinyl 43 (4) Other materials as may be approved by the Planning Commission and City Council given the 44 building's use and context. 45 (C) Roofing Materials. 46 (1) Pitched and sloped roofs — Asphalt shingles, standing seam metals, or metal shingles 47 designed to resemble asphalt shingles. 48 (2) Flat roofs — Any material commonly used for flat roofs provided the wall parapet is at least 49 six inches above the roofline. 50 51 581-584 Reserved. 52 Attachment A — Ordinance #23-14 Page 77 of 141
