In the COR-2a and COR-2b subdistrict gas stations/CNG fuel sales <br />8 as an accessory use is allowed under the following conditions: <br />9 (1) Gas operations are accessory to a retail use. <br />10 (2) No accessory structures are allowed as part of the gas operations. <br />11 (3) No more than five percent of the square footage of the principle use building may be dedicated <br />12 for the gas operations and convenience item sales. <br />13 (4) Gas operations must be located in the side or rear of the principle use building. <br />14 (5) Gas operations must be located within 100 feet of principle use building <br />15 (6) Gas islands and canopy must be architecturally hainionious and contain the same exterior <br />16 building materials as the principle use building. <br />17 (7) Gas operations shall constitute no more than four islands with a limit of eight individual <br />18 dispensers. <br />19 (B) Convenience store with motor fuel sales/car wash In the COR-2b subdistrict use under the following <br />20 conditions: <br />21 (1) Convenience/deli food is of the take-out type only and that no provision for seating or <br />22 consumption on the premises is provided. Furthermore, that the enclosed area devoted to such <br />23 activity shall not exceed 15 percent of the gross floor area. <br />24 (2) Gas operations shall constitute no more than four islands with a limit of eight individual <br />25 dispensers. <br />26 (3) Canopy height. The total height of any overhead canopy or weather protection shall not exceed <br />27 20 feet in height. All canopies shall be architecturally hainionious and contain the same exterior <br />28 building materials as the principle use. <br />29 (4) All goods for sale by a motor fuel station convenience store other than commercial freezers for <br />30 ice and petroleum -based products required for the operation and maintenance of motor vehicles <br />31 shall be displayed within the principle motor fuel structure. No displays shall be peiniitted in <br />32 required parking or driveway areas, landscape areas, required setback areas, or any right-of- <br />33 way or other public property. Displays may be permitted on sidewalks, only if they leave at <br />34 leave four feet of sidewalk width available to pedestrians. <br />35 (6) Motor fuel dispenser location: Motor fuel dispensers shall be located at least 30 feet from a <br />36 property line, and 100 feet from a residential structure. <br />37 (7) The off-street loading space(s) and building access for delivery of goods shall be separate from <br />38 customer parking and entrances and shall not cause conflicts with customer vehicles and <br />39 pedestrian movements. <br />40 (8) Gas stations must be located at intersections of both destination and arterial roadways as <br />41 defined by the Development Framework. <br />42 (C) Car Washes. Car wash are only permitted as an accessory use to gas stations/CNG fuel sales subject <br />43 to the following requirements: <br />44 (1) Car wash stacking spaces shall accommodate a minimum of three waiting vehicles. <br />45 (2) No more than one car wash bay shall be permitted. <br />46 (3) The car wash shall be designed to be an integral part of the principle building or if freestanding <br />47 shall be designed with the same materials as the principle structure. <br />Attachment A — Ordinance #23-14 <br />Page 82 of 141 <br />
