Engineerinj comments regu.rding .m-ading and drainage and streets will be provided at the <br />meeting in memo form. <br /> <br />The proposed plat does not indicate a sidewalk on Helium Street, and this is generally acceptable <br />to Staff due to the requirement to construct a bituminous trail along Nowthen Blvd. N.W. <br /> <br />Building elevations have been submitted and are generally acceptable to Staff. It appears that the <br />units will meet the R~2: Medium Density Residential architectural standards of natural stone and <br />architectural elements. Color palettes have been requested and have not been submitted at th/s <br />time. Although specifically required to vary color among buildings, it is Staffs opinion that an <br />effort should be made to v~ry the appearance of each individual unit throu~ the use of varied <br />hues and tones. <br /> <br />A Landscape and Tree Preservation Plan have been submitted. Staff is requesting that an effort <br />be made to satisf7 the density transit/offing requirements through the preservation of additional <br />trees. Level 1 tramitioning will be required, with the provision of 6 trees for every 100 feet along <br />the property boundary. Minor revisions to the Land~cape Plan have also been requested. <br /> <br />Recommendation: <br /> <br />Staff recommends that the Planning Commission recommend approval of the preliminary plat <br />and preliminary site plan, contingent upon receiving a rezoning to Planned Unit Development <br />(PUD) and compliance with the City Staff Review Letter, dated May 24, 2006, and En~aeerkng <br />comments dated May 30, 2006. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council approve the preliminary plat and preliminary site <br />plan for GAD's Prairie, contingent upon receiving a rezoning to PUD, and compliance withy the <br />City StaffReview Letter, dated May 24, 2006, and Eng/neering comments dated May 30, 2006. <br /> <br />Motion to recommend that the City Council deny the preliminary, plat for GAD's Prairie. <br /> <br />Review Checklist: <br /> <br />Asst.
