Such business types <br /> 9 include, but are not limited to,funeral homes or animal service businesses with boarding. Attached <br /> 10 accessory dwelling units are permitted with the following requirements: <br /> 11 (1) Number. No more than two ADUs shall be allowed per business property. <br /> 12 (2) Occupancy. At least one resident of each ADU must be an employee of the business where <br /> 13 the ADU is located and it is a part of the employee's job duties to be on-site for extended or <br /> 14 overnight hours. The unit cannot solely be rented to someone unaffiliated with the business. <br /> 15 (3) Maximum size. The maximum size of an ADU cannot exceed 800 square feet of habitable <br /> 16 space. <br /> 17 (4) Address.The ADU must retain the same address as the principal structure. <br /> 18 (5) Utilities.Accessory dwelling units must share utilities with the principal structure. <br /> 19 (6) Ownership. Accessory dwelling units may not be sold separately from the primary residence, <br /> 20 and cannot be created with a new tax parcel. <br /> 21 (7) The ADU is subject to rental licensing requirements of Chapter 26. <br /> 22 <br /> 23 (B) Adult Uses <br /> 24 (1) Purpose. The nature of adult uses is such that they are recognized as having adverse <br /> 25 secondary characteristics, particularly when they are accessible to minors and located near <br /> 26 residential property or related residential uses such as schools, day care centers, libraries or <br /> 27 parks. Furthermore, the concentration of adult uses has an adverse effect upon the use and <br /> 28 enjoyment of adjacent areas. The nature of adult uses requires that they not be allowed <br /> 29 within certain zoning districts, or within minimum distances from each other or residential <br /> 30 uses.Special regulation of adult uses is necessary to ensure that the adverse secondary effects <br /> 31 would not contribute or enhance criminal activity in the area of such uses nor will it contribute <br /> 32 to the blighting or downgrading of the surrounding property and lessening of its value. <br /> Page 68 of 147 <br />
