The side and rear setback requirements in the above table may become <br /> 10 zero feet in the following situations: <br /> 11 (1) Along a property line abutting a railroad right-of-way. <br /> 12 (2) In a shopping center or coordinated development where two or more buildings are abutting <br /> 13 and parking or other site improvements are shared. <br /> 14 <br /> 15 550 Accessory Structures <br /> 16 Accessory structures on business properties must be incidental and subordinate to the principal use on <br /> 17 the site. Following are standards for accessory structures on business properties: <br /> 18 <br /> 19 (A) Structure design. All exterior materials must be compatible and coordinated with the principal <br /> 20 structure and permanent in design. <br /> 21 (B) Location. All accessory buildings must be located to the side or rear of the front facade of the <br /> 22 principal structure, with the exception of gas station canopies. <br /> 23 (C) Setbacks. All accessory structures must be set back at least 10 feet from side and rear property <br /> 24 lines. <br /> 25 (D) Size. The total area of accessory structures is limited to 10 percent of the footprint of the principle <br /> 26 structure, except for gas station canopies which have no limitation. <br /> 27 (E) Quantity.
