1 (2) No accessory structures are allowed as part of the gas operations. <br /> 2 (3) No more than five percent of the square footage of the principle use building may be <br /> 3 dedicated for the gas operations and convenience item sales. <br /> 4 (4) Gas operations must be located in the side or rear of the principle use building. <br /> 5 (5) Gas operations must be located within 100 feet of principle use building <br /> 6 (6) Gas islands and canopy must be architecturally harmonious and contain the same exterior <br /> 7 building materials as the principle use building. <br /> 8 (7) Gas operations shall constitute no more than four islands with a limit of eight individual <br /> 9 dispensers. <br /> 10 <br /> 11 (6) Convenience store with motor fuel sales/car wash In the COR-2b subdistrict use under the following <br /> 12 conditions: <br /> 13 (1) Convenience/deli food is of the take out type only and that no provision for seating or <br /> 14 consumption on the premises is provided. Furthermore, that the enclosed area devoted to <br /> 15 such activity shall not exceed 15 percent of the gross floor area. <br /> 16 (2) Gas operations shall constitute no more than four islands with a limit of eight individual <br /> 17 dispensers. <br /> 18 (3) Canopy height. The total height of any overhead canopy or weather protection shall not <br /> 19 exceed 20 feet in height. All canopies shall be architecturally harmonious and contain the <br /> 20 same exterior building materials as the principle use. <br /> 21 (4) All goods for sale by a motor fuel station convenience store other than commercial freezers <br /> 22 for ice and petroleum based products required for the operation and maintenance of motor <br /> 23 vehicles shall be displayed within the principle motor fuel structure. No displays shall be <br /> 24 permitted in required parking or driveway areas, landscape areas, required setback areas, or <br /> 25 any right-of-way or other public property. Displays may be permitted on sidewalks, only if <br /> 26 they leave at leave four feet of sidewalk width available to pedestrians. <br /> 27 (6) Motor fuel dispenser location: Motor fuel dispensers shall be located at least 30 feet from a <br /> 28 property line, and 100 feet from a residential structure. <br /> 29 (7) The off-street loading space(s)and building access for delivery of goods shall be separate from <br /> 30 customer parking and entrances and shall not cause conflicts with customer vehicles and <br /> 31 pedestrian movements. <br /> 32 ., -HRIte-ss extended <br /> 33 Ge RGil as part of the 69RGlitieRal use permit. <br /> 34 (8) Gas stations must be located at intersections of both destination and arterial roadways as <br /> 35 defined by the Development Framework. <br /> 36 <br /> 37 (C) Car Washes. Car wash are only permitted as an accessory use to gas stations/CNG fuel sales subject <br /> 38 to the following requirements: <br /> 39 (1) Car wash stacking spaces shall accommodate a minimum of three waiting vehicles. <br /> 40 (2) No more than one car wash bay shall be permitted. <br /> 41 (3) The car wash shall be designed to be an integral part of the principle building or if freestanding <br /> 42 shall be designed with the same materials as the principle structure. <br /> 43 (4) Neither the car wash or accessory vacuum shall be located within 300 feet of any residential <br /> 44 use unless completely screened or located across an arterial or major collector roadway from <br /> 45 the residential use. <br /> 46 <br /> 47 (D) Commercial Indoor Recreation.
