Describe: <br /> i. Existing land use of the site as well as areas adjacent to and near the site, <br /> including parks and open space, cemeteries, trails, and prime or unique <br /> farmlands. <br /> The existing site is a church with two single family homes and undeveloped <br /> vegetated areas. Surrounding land use is largely residential, along with commercial <br /> developments, undeveloped vegetated areas, wetlands, and waterways. The nearest <br /> park or recreation area is Solstice Park, located directly north of the site. Other nearby <br /> parks include Flintwood Terrace Park (0.2-mile south), and the Rum River Nature Area <br /> (0.2-mile east). On-road trails are located along County Road 5 and MN Highway 47 <br /> adjacent to the site as shown in the city's parks and trails map. <br /> The project site does not include prime or unique farmland. <br /> ii. Planned land use as identified in comprehensive plans (if available) and any <br /> other applicable plan for land use, water, or resource management by a local, <br /> regional, state, or federal agency. <br /> Ramsey's 2040 Comprehensive Plan identifies the existing land use as undeveloped, <br /> institutional, and single family detached (see Figure 4). The future land use map <br /> shows the project site as public/institutional and high density residential (see Figure <br /> 5). <br /> iii.
