Voting No: None. <br /> <br />COUNCIL BUSINESS <br /> <br />Case #1: <br /> <br />Request for Site Plan Approval; Case of Sharp and Associatesfln- <br />Tech <br /> <br />Zoning Administrator Frolik stated that the City received a request for site plan approval <br />from Dennis Sharp of Sharp and Associates. The plan proposes to construct an <br />office/warehouse for In-Tech on Lot 1, AEC Energy Park 3rd Addition. The facility is <br />proposed to be 31,307 square feet in size with a possible future addition of another <br />16,576 square feet. The site plan being considered at this time is only applicable to the <br />initial 31,307 square feet. The exterior finish on the building is proposed to be a <br />combination of rock and smooth face block. Two loading berths are required and four <br />are provided. There are a sufficient number of off-street parking spaces proposed and all <br />traveled surfaces of the lot will be paved with bituminous and finished with B-612 <br />concrete curb. The required landscaped yards are provided adjacent to Sunwood Drive <br />and Ramsey Boulevard. Staff is requesting the addition of a few more trees along <br />Sunwood to compliment an already established pattern of trees every 35 feet. The <br />applicant has agreed to the modifications. The City Engineer has recommended some <br />modifications to the drainage plan that consist of replacing the two curb cuts along the <br />western boundary of the property with catch basins and storm sewer pipe. Ms. Frolik <br />reported that the Planning Commission reviewed the proposed site plan and <br />recommended approval. <br /> <br />Dennis Sharp was present and introduced the representatives of In-Tech. With regard to <br />the drainage modifications suggested, Mr. Sharp stated that his engineer proposed a <br />steeper slope but that they can run another pipe on the west side. He offered to have his <br />engineer meet with City Engineer Jankowski. <br /> <br />Motion by Councilmember Zimmerman and seconded by Councilmember Hendriksen to <br />approve the proposed site plan for Sharp and Associates for Lot 1 in AEC Energy Park' <br />3r°Addition, contingent upon compliance with the City Staff Review Letter dated April <br />1, 1999, and the agreement with the City Engineer relating to the drainage issue, and the <br />developer entering into a development agreement with the City. <br /> <br />Motion carried.
