Ms. Dalnes advised the Commission is <br />requested to provide the applicant with feedback and direction related to the proposed sketch <br />plan. <br /> <br />The Commission did not voice any opposition to the sketch plan as proposed. <br /> <br />Chairperson Nixt directed staff to work with the applicant regarding any concerns of staff in <br />relation to the sketch plan. <br /> <br />Case//3: <br /> <br />Public Hearing - Request for Interim Use Permit to Allow for Outdoor <br />Storage on an Unimproved Surface in the R-1 Residential District; Case of <br />RV World Inc. <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 8:23 p.m. in <br />order to call the public hearing to order. <br /> <br />Public Hearine <br /> <br />Chairperson Nixt called the public hearing to order at 8:23 p.m. <br /> <br />Presentation <br /> <br />Assistant Community Development Director Frolik stated RV World, Inc. has submitted an <br />application for an Interim Use Permit to allow for outdoor storage of surplus Recreational <br />Vehicles (RVs) and travel trailers on an unimproved surface on the property located at 14453 <br />Llama St NW. She explained in March of 2006, the City was alerted to the fact that RVs and <br />travel trailers were being stored on an unimproved surface on a parcel south of Riverdale Dr. <br />After an initial inspection, staff contacted RV World, Inc. to inform them that the RVs and travel <br />trailers being stored off-site were in violation of City Code. RV World was informed that the <br />surplus RVs and travel trailers needed to be removed from this site and relocated to RV World's <br />existing property on Highway 10 or apply for an interim use permit, which, if approved, would <br />allow for the outdoor storage to continue for a specified period of time. Ms. Frolik explained B <br />& A Cylinder received an interim use permit each of the past two years that allowed for outdoor <br />storage of RVs and/or travel trailers as a secondary principal use on a property that was zoned E- <br />l Employment District. The RVs and/or travel trailers that were being stored at that site were the <br />property of RV World, Inc. Both of those permits allowed for the storage of up 70 RVs and/or <br />travel trailers on an unimproved surface. <br /> <br />Assistant Community Development Director Frolik stated the site where the RVs and travel <br />trailers are currently stored is about 40 acres and is relatively secluded. The RVs and travel <br />trailers are situated between a greenhouse and old garage that provide at least partial screening <br />and there is also a line of trees along the northern property that screens them somewhat as well. <br />However, the property is zoned R-1 Residential and there are no provisions in this district that <br />allow for outdoor storage of this type, as there were for the previous requests on the B & A <br />Cylinder property. <br /> <br />Planning Commission/May 4, 2006 <br /> Page 6 of 15 <br /> <br /> <br />
