• • EXHIBIT A (Page 1 of 2) PARCEL B: Fee title to a 66.00 foot wide strip of land for road and utility purposes over, under and across part of the South Half of the Northeast Quarter of Section 27, Township 32, Range 25, Anoka County, Minnesota, the centerline of which is described as the following Line `B" which is based on the following described Line "A ": Line "A" is described as beginning at a point on the centerline of County Road No. 116 which bears South 69 degrees 25 minutes 11 seconds East, assuming the west line of said South Half of the Northeast Quarter bears North 00 degrees 26 minutes 09 seconds West, distant 456.90 feet from the southwest corner of said South Half of the Northeast Quarter; thence North 71 degrees 45 minutes 40 seconds East a distance of 492.13 feet; thence northeasterly along a tangential curve concave to the northwest a distance of 148.59 feet, said curve having a radius of 600.00 feet and a central angle of 14 degrees 11 minutes 21 seconds; thence North 57 degrees 34 minutes 19 seconds East a distance of 507.30 feet to a point hereinafter referred to as Point "A "; thence continuing North 57 degrees 34 minutes 19 seconds East a distance of 130.63 feet; thence easterly along a tangential curve concave to the south a distance of 742.33 feet, said curve having a radius of 979.84 feet and a central angle of 43 degrees 24 minutes 28 seconds; thence South 79 degrees 01 minutes 13 seconds East a distance of 105.59 feet; thence easterly along a tangential curve concave to the north a distance of 58.15 feet to a point hereinafter referred to as Point `B ", said curve having a radius of 1931.42 feet and a central angle of 01 degrees 43 minutes 30 seconds; thence continuing along said tangential curve a distance of 163.15 feet to a point hereinafter referred to as Point "C ", said curve having a radius of 1931.42 feet and a central angle of 04 degrees 50 minutes 23 seconds; thence continuing along said tangential curve a distance of 78.11 feet, said curve having a radius of 1931.42 feet and a central angle of 02 degrees 19 minutes 01 seconds; thence South 87 degrees 54 minutes 07 seconds East a distance of 66.00 feet to a point on the centerline of Anoka County Right Of Way Plat No. 1 which bears North 15 degrees 39 minutes 57 seconds East distant 455.07 feet from the southeast corner of said South Half of the Northeast Quarter and said centerline there terminating. PARCEL D: A permanent easement for drainage and utility purposes over, under and across that part of the South Half of the Northeast Quarter of Section 27, Township 32, Range 25, Anoka County, Minnesota, described as commencing at the above referred to Point "B "; thence North 09 degrees 15 minutes 17 seconds East a distance of 40.00 feet to the point of beginning of the easement to be described; thence continuing North 09 degrees 15 minutes 17 seconds East a distance of 177.34 feet; thence South 75 degrees 04 minutes 41 seconds East a distance of 71.04 feet; thence South 11 degrees 29 minutes 58 seconds West a distance of 169.37 feet to the northerly line of the above described permanent easement for road and utility purposes; thence westerly along said northerly line to the point of beginning.
