Chairperson Nixt introduced the following resolution and moved for its adoption: <br /> RESOLUTION#06-08-253 <br /> RESOLUTION ADOPTING FINDINGS OF FACT #0773 RELATING TO A REQUEST <br /> FOR A VARIANCE TO THE FLOOR AREA RATIO (F.A.R) FOR THE PROPOSED <br /> KLEIN BANK IN THE TOWN CENTER ZONING DISTRICT, SUBDISTRICT TC-2. <br /> WHEREAS, Shingobee Builders, Inc., hereinafter referred ,to as "Applicant," has <br /> properly applied for a variance from Section 9.20.25, Subd. 3.b, regarding Floor Area Ratio <br /> (F.A.R.) requirements in the TC-2 Commercial Zoning District, on the property legally described <br /> as follows: <br /> Outlot H, Ramsey Town Center Addition, Anoka County, Minnesota ("Subject <br /> Property) <br /> -or upon recording- <br /> Lot 1, Block 1, Ramsey Town Center 14th Addition <br /> NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT OF THE <br /> CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> 1. That the Board of Adjustment conducted a public hearing pursuant to Section 9.03.07 of the <br /> Ramsey City Code on August 3, 2006, and that said public hearing was properly advertised, <br /> and that the minutes of said public hearing are hereby incorporated as a part of these findings <br /> by reference. <br /> 2. That the Subject Property is zoned TC-2 Town Center Commercial and is approximately 1.5 <br /> acres in size. <br /> 3. That section 9.20.25, Subd. 3.b, establishes a minimum F.A.R. of 0.50. <br /> 4. That the Applicant is requesting a variance from the F.A.R. requirement in order to construct <br /> a 2-story bank on the Subject Property that will have a F.A.R. of 0.24. <br /> 5. That under the TC-2 Zoning District, the required F.A.R. would require 32,200 square feet of <br /> building to be located on Lot 1, Block 1, Ramsey Town Center 14th Addition and this size <br /> building would require twice as many parking stalls. <br /> 6. That the Applicant is proposing to construct 15,500 square feet of building on Lot 1, Block 1, <br /> Ramsey Town Center 14th Addition. <br /> 7. That based on the F.A.R. requirement of 0.5, the Applicant is deficient 16,700 square feet of <br /> building. <br />
