Narrative <br /> Zoning Amendment <br /> Presbyterian Homes and Services applies for a Zoning Amendment to shift the existing density currently <br /> as configured below going from an R-3, R-2, R-I district to a Planned Unit Development(PUD) under the <br /> auspices of R-3 (depicted below). <br /> The zoning amendment to a PUD intends to provide flexibility in land development under the auspices of <br /> an existing zoning classification (in this case R-3). The reasons for this request of flexibility are : create a <br /> diversity of housing types (seniors attached, seniors detached, and all age), an efficient use of public <br /> infrastructure through concentrating density on the south side of the site, conservation of energy through a <br /> reduction in trip generation from what could be built with existing zoning, and a cohesive campus, <br /> preservation of the unique natural wetland on the east side of the site, as well as preserving as many trees <br /> as feasible thus preserving natural areas.
