October 4, 2013 <br />Planning Commission <br />City of Ramsey <br />7550 Sunwood Dr NW, <br />Ramsey, MN 55303 <br />RE: Narrative: Sketch Plan, Minor Plat, and Variance: Diehl Acres <br />Dear Commissioners: <br />Midwest Planning & Design is working with Sam and Andrea Diehl regarding the <br />approvals necessary for dividing their property at 6405 Green Valley Road (the <br />"Property") into two lots for the purpose of building a new home. Sam and Andrea <br />purchased the Property in June 2013 and hope to move into their new home as soon as <br />possible. <br />Requested Action: <br />We are asking the Commission to move to approve the attached Sketch Plan, "Diehl <br />Acres Minor Plat," and to recommend to the City Council approval of the attached Minor <br />Plat, "Diehl Acres," and approval of the Variance to allow development in the R-1, <br />MUSA without City sewer and water due to the current impossibility of compliance. <br />Proposal: <br />To subdivide the existing 9.13 acres of Lot 4, Block 1, Valley View Acres into two lots for <br />the purpose of: <br />• Lot 1 Diehl Acres: New family home and attached garage, <br />• Lot 2: Diehl Acres Existing home to be remodeled, existing pole barn, existing <br />sheds, orchard, garden and garage, existing cell tower. <br />Setting: <br />The Property is adjacent to Green Valley Road (CSAH 63), which provides the only <br />access to the property. A 4 to 5-foot deep ditch, County Ditch 14 (the "Ditch"), bisects <br />the property from northwest to east. The Ditch flood plain ranges from 880 feet in the <br />east to 886 feet in the northwest.
