City of Ramsey <br /> Anoka County, Minnesota <br /> <br /> Request for Proposals for <br /> <br />Ramsey Town Center Cinema <br /> <br />1. Introduction and Executive Summary <br /> <br />The City of Ramsey (City), is inviting pre-selected cinema developers and owner/operators along <br />with their design and/or construction team (Developer) to submit proposals relating to the <br />development of up to a 3000-seat mukiplex movie theater (Project) located in the Rarasey Town <br />Center; a 370-acre mixed-use development project located on Sunwood Drive in Rarnsey, <br />Minnesota. <br /> <br />Please refer to the following exhibits. A CD containing .pdt's of the exhibits will also be <br />provided (Exhibit F is on the CD only): <br /> <br />Exhibit A ........ Location Map <br />Exhibit B ........ Ramsey Town Center Master Plan <br />Exhibit C ........ Cinema Site Plan <br />Exhibit D ........ Architectural Rendering--Elevation <br />Exhibit E ........ Architectural Rendering--Exterior <br />Exhibit F ......... Ramsey Town Center Development Guidelines, adopted by the City <br /> <br />The amhitectural renderings are not meant to limit the innovation or creativity of the Developer. <br />These are only provided as an example of the level of quality and f'mish the City that will expect <br />fi-om this project. <br /> <br />The City has entered into a Real Estate Option and Purchase Agreement with the current land <br />owner to secure necessary property in preparation for the Project. In addition, the City is <br />currently.constructing a 580-car parking facility, which will later be expanded to 800 cars (Phase <br />I and Phase II). Portions of this facility will be made available to the Developer according to <br />terms and conditions mutually acceptable to both parties. <br /> <br />To capitalize on the potential that the Project offers, the City is seeking the right firm, or group <br />of firms, to serve as the Developer for the cinema. The City will work closely with the <br />Developer towards all required approvals.
