that there is a townhouse development to the south, and the access to the Lord of Life <br />Church, and there will shortly be another outlet for a possible 9 units. He sees this as <br />being a major traffic issue on Nowthen Boulevard and a serious concern. There needs to <br />be an outlet in a different location or a reduction of the number of units so the number of <br />trips per day, which is projected at 70 with the 7 units, is reduced. <br /> <br />Commissioner Trites Rolle commented the safety issue is noted with the fact ~a the <br />accesses are not terribly far apart. She noted the possibility of the road as a horseshoe <br />that would exit back onto Nowthen Boulevard, although tl-fis would create an additional <br />access. <br /> <br />Chairperson Nixt inquired how the 10-foot wide trail will impact the mad configuration. <br /> <br />City Engineer Jankowski replied the trail is located within this plat except for the <br />northern most 100 feet, where it is pushed into the right-of-way because of the cluse <br />proximity where Helium Street comes immediately adjacent to the right-of-way. Staff <br />has recommended that the path be I0 feet, rather than 8 feei, and is suggesting some <br />consideration be allowed to have a portion of the trail within the County right-of-way <br />because of the difficulty of this site. <br /> <br />Chairperson Nixt noted the accommodation being made of not requiring a sidewalk in <br />this development and allowing the bituminous trail to substitute for the sidewalk, in <br />addition to the technicalities on the townh~uses versus detached townhouses. He stated <br />this set of properties need to be developed as a unit to deal with the traffic issues and the <br />aspect of Nowthen Boulevard. <br /> <br />Commissioner Brauer suggested tabling this application to allow staff and the landowners <br />to work together. <br /> <br />Gary Str/tesky, applicant, stated they have tried to accommodate everything possible. <br />The plat has gone from 12 units to 9 units, and now to 7 units. They wanted to utilize a <br />private road because they will lose just as much property as anyone else with the public <br />road. The Commission has said the City is giving them favors with this plat, but they <br />have done the same. <br /> <br />Aaron Stritesky, applicant, stated the selling price of the other two landowners is not <br />justifiable due to the considerable loss of land when the road goes thi'ough. <br /> <br />Commissioner Bmuer inquired about the prospect of someth/ng being worked out with <br />the adjacent landowners. <br /> <br />Mr. Aaron Stritesky replied this would not happen unless there is a drastic change. <br /> <br />Mr. Gary Stritesky stated he has done research regarding safety with the cul-de-sac, and it <br />could be accessed by emergency vehicles.
