CASE #: 5 <br />REQUEST TO REZONE FROM R-2 MEDIUM DENSITY RESIDENTIAL TO <br /> PLANNED UNIT DEVELOPMENT (PUD) FOR GA.DS PRAIRIE; <br /> CASE OF AARON STRITESKY CONSTRUCTION <br /> By: Breanne Dalnes, Associate Planner <br /> <br />Background: <br /> <br />Aaron Stritesky submitted a rezoning application, in conjunction with a preliminary plat and site <br />plan application to develop 9 detached town_home units on the property located to the west of <br />Nowthen Boulevard and north of Iodine Street N.W. Currently, there are no standards for the <br />development of detached townhouses, although these are in the process of being created. Thus, a <br />rezoning to Planned-Unit-Development is required. The following items are enclosed for your <br />information: <br /> <br />a) Site location map <br />b) Preliminary Plat <br />c) Draft Findings of Fact <br />d) Draft Ordinance <br /> <br />Notification: <br /> <br />In accordance with City Code, property owners within 700 feet of the subject property were <br />notified of the public hearing at the PlarmJng Commission meeting on June 1st, 2006. <br /> <br />Observations: <br /> <br />The subject property is approximately 1.7 acres in size and is zoned R-2 Medium Density <br />Residential, which allows up to 7 units per acre. The applicant is seeking to produce detached <br />townhomes, and because City Code does not specifically address this housing type, the R-2 <br />Medium Density Residential Standards are used to critique the proposal.
