the PUD approval, the tree preservation plan is revised to preserve more trees as a natural <br />amenity and density transition. <br /> <br />Recommendation: <br /> <br />It is Sta~s opinion that the proposed deviations allow a unique design and product, and the plan <br />sufficiently meets the intent of a Planned-Unit-Development. Furthermore, this site is constrained <br />by surrounding development outside the control of the landowner. <br /> <br />Detached townhomes provide a good alternative to traditional, attached townhomes. The density <br />is substantially lower than what is permitted within this district. Also, this site is very narrow and <br />limited in its development potential. <br /> <br />The rezoning to PUD allows the City Council to request special items and/or put additional <br />contingencies on the approval of the plat, as deemed appropriate by the Council. <br /> <br />Council Action: <br /> <br />Motion to adopt the Findings of Fact relating to a request to rezone the proposed plat of GAD's <br />Prairie from R-2: Medium Density Residential to Plarmed-Urfit~Development, <br /> <br />Motion to introduce Ordinance #06-06- , rezoning the property to be platted as GAD's <br />Prairie from R-2: Medium Density Residential to Planned-Unit-Development, contingent upon <br />plat approval; <br /> <br />~or- <br /> <br />Motion to recommend that the City Council deny the request to rezone the proposed plat of <br />GAD's Prairie from R-2: Medium Density Residential to Plarmed-Unit-Development, based on <br />the findings of fact. <br /> <br />Review Checklist: <br /> <br />Asst.
