CASE <br /> <br />REQUEST FOR FINAL PLAT OF EBONY ADDITION: <br />CASE OF CITY OF RAMSEY <br /> By: Breanne Dairies, Associate Planner <br /> <br />Background: <br /> <br />The City of Ramsey is seeking to replat the land generally located on the southwest comer of <br />Ebony Street and 141~ Avenue. The purpose of this subdivision is to assemble two lots to create <br />one buildable lot. As part of the subdivision, the City will plat and construct the southern extent <br />of Ebony Street and the portion of McKinley Street that lies on the subject property. This land <br />will be sold and, with TIF assistance, will be developed. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Final Plat sheet by Hakanson Anderson <br />City Staffreview letter dated June 20, 2006 <br />Proposed Resolution <br /> <br />Notification: <br /> <br />Final plats are not subject to a public hearing, however, property owners wittSn 350 feet were <br />notified of the public hem-Lng held May 4, 2006. <br /> <br />Observations: <br /> <br />The subject property is zoned E-2 Employment. The newly created lot conforms to the minimum <br />lot size of one acre and minimum lot width of 200 feet. The permitted uses within this district <br />include manufacturing, office buildings, and warehousing facilities. <br /> <br />The site will receive access from Ebony Street via extension of the road through the plat. The <br />construction of Ebony Street and McKinley Street will coincide with the platting of Ebony <br />Addition. The purpose of constructing the streets at this time is to initiate the eventual <br />completion of McKinley Street from Jasper Street to Sunfish Lake Boulevard and provide access <br />to the site. <br /> <br />There is an existing 40 foot utility easement along the east side of the proposed lot. Also, a gas <br />pipe lies under~ound on the northeast comer of the site, and is being removed prior to sale of the <br />property.
