He noted that an ADU permit would be reviewed administratively. <br />Citizen Input <br />Eric Nelson, applicant, stated that the area is intended to be used for storage and his wife's <br />gardening hobby and will not be habitable space. <br />Commissioner Anderson asked why the structure would not be on the south side where there <br />appears to be more space. <br />Mr. Nelson commented that less driveway work is required for this location and advised that the <br />same steep slope still exists on the south side, therefore the same variance would be requested. <br />Motion by Commissioner Bauer, seconded by Commissioner Hunt, to close the public hearing. <br />Motion Carried. Voting Yes: Chairperson Gengler, Commissioners Bauer, Hunt, Anderson, <br />Peters, and Van Scoy. Voting No: None. Absent: Commissioner Heineman. <br />Chairperson Gengler closed the public hearing at 7:13 p.m. <br />Commission Business <br />Commissioner Anderson asked if a condition could be added that the space could not be habitable. <br />Planning Manager Larson commented that if the space were to meet the criteria for habitable space, <br />it could become an ADU per City Code. <br />Commissioner Van Scoy commented that if the applicant decided to convert the space, it would <br />need to meet City Code and therefore would be safe and a reasonable use. He recognized that in <br />the past that type of use would not be allowed but with the changes that have been made to the <br />City Code, that would be an allowance. <br />Motion by Commissioner Peters, seconded by Commissioner Hunt, to adopt Resolution #24-136 <br />Granting a Variance to Accessory Structure Placement at 15851 St. Andrews Lane NW. <br />Motion Carried. Voting Yes: Chairperson Gengler, Commissioners Peters, Hunt, Anderson, <br />Bauer, and Van Scoy. Voting No: None.
